Congratulations on building your new, small home! Our family of four just moved into our 1200 sq ft house. We chose to put our laundry in our main bathroom (with a shower); we were able to eek out a second bath with a tub. The shower stall is a Fiber-Fab model 38 and we are very pleased with it and totally recommend. I insisted on a side by side washer and dryer so I can have a shelf above them for three baskets to sort the dirty laundry. Our's was a total gut renovation that stayed in an existing footprint, but I'll include our drawings here in case it helps you. We've been here for about 6 weeks and we are very very happy with the floor plan. We are doing our best to be very discerning about what we bring in to the house and so our furnishings and 'things' are very minimalist right now, but everyone who visits comments how spacious it feels. Our master bedroom is pretty big (we have a king size bed and still have a lot of space left.) If I could allocate some master bedroom footage and the little mudroom footage to the kitchen, I think it could be perfect, but we did the best with dimensions we had. I just played around with your layout a bit for fun. I don't think this is necessarily better. My goals were to improve the sightlines on this floor so you didn't look directly into the master bedroom from the secondary bedroom and you didn't look directly into a bedroom from the top of the stairs. Of course, the bedrooms are a bit smaller, which might be undesirable. The advantage of going this direction is that you gain a 5' reach in closet and a nice size landing at the top of the stairs. You also gain room in the bathroom which can be used for a 2nd sink or could be incorporated into a bigger master bathroom somehow.

@Amy Perlman I think you may be happier with a quartz that had larger sweeping veins such as callacutta or statuario so i was more similar to the look of your tile. From the photo, the quartz has a creamy background and more of a carrera like delicate veining and they may not work together. I have the same hex tile floors as Emily in two of my bathrooms. I used quartz with veining for the vanity tops. I don't think it competes or looks too busy, but I found a quartz that was the same look and colors as the floors (true white background with blue-grey veins). I'm not sure it would have worked if it was similar. There are so many marble like quartz options and all are intended to look like a specific type of marble. Are you having the tops fabricated/ purchasing a slab? Or are you looking for a top already made for your vanity?

Thanks for the additional comments! There really is no room to make the door wider as the 2 closets are adjacent to the bathroom (basically there is a short hall from the bedroom with walk-in closets on each side. The bathroom door is basically as wide as that hall will allow (given 3.5" trim on either side of the door). I'm not sure about removing the water closet - guessing my husband would not approve :). However, I will not rule it out. I just would not want it to negatively affect resale down the road (all houses in the neighborhood have the water closet). I actually have a vanity mirror attached to the wall from the previous owners - I really don't wear a lot of makeup so don't really use it. Mascara, blush, eye shadow - that's it! I"m torn about the free-standing versus drop-in tub. I really love the look of the free-standing but I'm leaning towards the drop-in due to the various pros/cons listed in various threads. Thanks!
