Need help on HVAC options

Hi,

I'm in the process of reviewing the construction contract, and there are several HVAC options that are presented.

First, some info on my potential house. 2600 sq ft, 2 story, 4 bedroom, low E windows, and must pass the blower door test. I'm in the Mid Atlantic, in climate zone 4, and will be getting a 2 stage gas furnace. 2 Zones in the house. Main floor will be mostly hardwood, and upstairs hallway will be hardwood, carpet in bedrooms.

1) Upgrade AC from a 14 seer to a 15 unit - what benefit would this be?

2) Whole house dehumidifier - Would it be necessary?

3) Whole house humidifer, either with or without a fan - I've heard this is not as necessary in a tight house, where there is not much air infiltration from the outside.

I do not see an air to air heat exchanger listed as an option, which I hear is a good thing for new tight houses.

Is it worth the extra $2500 or so to upgrade to the seer 15 unit?
