How Much do People Value a 3-Car Garage House?
Comments (22)When we were considering buying instead of building, we only looked at homes that already had a 3 car garage or had enough room to add one. It was an absolute requirement. The home we moved out have had a two car garage, but only room for one car in it. (The rest? Riding lawn mower, 2 motorcycles, 5 bikes, work bench, tools, freezer) We had several items that were non-negotiable: 3 car garage, 5 bedrooms, basement/other storage space, a workable kitchen. When we built, we built a 3.5 car garage--and it can hold 4 cars if two are small. It appears to be 3 bay from the front, but the rightmost bay goes back quite a ways. The bays are also wider than standard. We keep 3 cars in the garage, and still have room for push lawnmower, a motorcycle, 4 bikes, workbench, tons of tools. The items in the garage all "garage items" (we have other storage in the basement). One of the things that will eventually push into a different house is my husband wanting a 4/5/6 bay garage. (He likes old cars) As others have said, though, it depends on your neighborhood. I was surprised, though, that people would build 5 bedroom homes with a 2 car garage. Comments (24)You should build the largest garage you can fit on the property. It will get filled up. I know lots of people that use their garages only for storage. You can never have a big enough garage. We built a 24'x24' garage for our previous home. It really was my garage and my husbands shop. With things in it his full size Chevy truck was tight so he never parked in it. We also have 3 motorcycles that we stored in an enclosed trailer. Our new house has a triple garage with one small and a double door. At only 21' depth his truck still gets parked outside. Our motorcycles are in the smaller side and my small car is center stage in the larger. If he were to park in it he would need to close the garage door after walking around the back of the truck. His truck does have a large grill guard that is the problem. Comments (5)The 'cars' are just estimated shapes. Ideally you could create a little more space by rotating the garage 90 degrees - but that comes with a price tag of an additional ~35k. However, before reading your comment 3onthetree, I actually staged a little experiment. Measured off the 20 foot width of the garage, and the 34 feet from garage to house in a parking lot. Backed out the car on the 'interior side' and the 25' estimate seems to be right about on the money. If you treat it like a parallel parking situation, you end up with plenty of room to get that car out. Gonna try for the two 9 ft doors or one 18 ft, but w 20 ft garage width, ill have to see what the contractor says. Many thanks for weighing in!!!...See More3 car garage vs 2 car with workshop.
Comments (1)If three garage doors would negatively affect the street appeal of the house, I'd go with the two and a shop. That said, the second bay of my two-car garage is set up as a shop, but a future buyer could take out the workbenches and cabinets and use it as originally intended, so I'd lean to a three-car.
