I'm calling this final until my next meeting with the GC: Deke, my current closet door is only 24", so I'm happy I'm gaining some space! Kirk, a towel warmer on the wall between the shower and entry door. I have almost 3' there, and the towel warmer in my current bathroom is 20" and pretty sufficient, so that's a go. Then a regular towel bar (also probably 20") on the wall between the tub and window. I'll see about doing a mock-up, but I'm picturing getting out of the shower -- with the entry door closed -- and having a pretty big space in front of me. Is your concern the space between the open shower door and the wall between the bath/bedroom? If the scale in the program is accurate, it's about 3'10" -- just using a tape measure, that feels like a lot of room to me. Maybe I'm not getting your question :)? Here's the current closet plan too -- I'm losing 10" of tall hanging space but gaining 110"+ of short! I might turn the double-hanging section on wall B into more long, or maybe make the drawers in B only 24" instead of the current 30". I love the hamper/linen wall A :). And finally, some 48" vanities -- the next to last one is the 55" one I can't use. My dilemma -- I really like the open shelf on 3 and 4, but really like the green glass on the others. In a cold climate (and most of Alaska is colder than where I live in Michigan) you will feel colder during the winter if you put the shower, tub, toilet, bed, or chair in front of the window than if you put them against a wall without a window above. I'm somewhat confused by the tub/shower situation. Do you think you will always prefer using a tub instead of a shower? In most new construction, if a master bath doesn't have both a tub and shower, it will have just a shower, not just a tub. Have you already chosen your tub? If so, what are its dimensions? Will it have a surround, and if so, what is the size of the space needed for the tub and surround together? If you have a shower, would it be tiled (can be expensive) or pre-formed, and if so, what size? We really need your preferences on these, and you need to price them out to be sure you want to spend that much since it sounds like cost is an issue. Is there a reason for making your hall 4' wide? 3'6" should be plenty, given that you want more space in the bath room. If you could answer the rest of the questions in my post of Sept 22 (2nd paragraph), we would have a better idea of what to suggest about the window situation. As they are now, they don't seem to be in particularly attractive locations, and they are causing problems with the overall plan--especially the bath and corner windows. Can you give us the plan of the first floor under the MBR & bath that I see faintly on your plan so the window locations there will be clear to us to help us with the 2nd floor and hopefully make it look better? Having this information will help address the issues you have mentioned in your 2 plans. Anne

Oh, great idea, rhome! Summer, sinks don't have to go under a window. A poster here asked not that long ago to see photos of kitchens with sinks not under a window. You might find that thread via a search. If I can remember the name of the person who owns a kitchen with a corner sink not under a window but near one, I'll post a link to her finished kitchen pics. One less corner cab with its awkward storage is a plus. A downside is that it's a bit more crowded to have two people at the sink. And if you're vertically challenged like I am ;-) wiping behind the sink requires lots of stretching and contortions (I currently have a corner sink set-up). Some people love them, some detest them. I like mine but even so, I'm not keeping it when we remodel. We're moving the cook top off the island and I need to shift the sink out of the corner so that I gain more prep room between sink and cook top. It will still be under a window because we're replacing the existing window with one that is 6" wider. Enlarging the window or shifting the one you have to the left is an option for you. You'll need to decide whether a corner sink is a good choice in order to keep the other window and have more counter between sink and range. Maybe you can find one at a local kitchen showroom to try out.

I am not sure if you have Angie's List out there? We also have found that nextdoor.com is a great place for homeowners to find local contractors who have worked on their neighbor's homes (also not sure if that is outside of California). Referrals from family and friends. You can do a search on Facebook too believe it or not!
