Floor Plan Feedback as well as Expert Opinion on Roof Lines

I think we have decided on this house and like the plan. My main concern is the roof line in the back by the upstairs rear cutout. It looks kinda strange aesthetically, but it also looks like it would not let rain drain properly off of the roof. Can anyone tell me if this will be a problem?

I would also like any suggestions for tweaks to the floor plan. We are thinking that we will switch the powder room to the computer nook and make the laundry room big enough to fit a couple dog kennels for our labs.

I don't know if the OP will come back, at least in a public sense...I don't know why people sound angry at OPs , or treat the OPs like they are stupid when they post plans, no matter how bad the plans are. I doubt it's intentional but that's how it come off.

If an OP liked a plan, unreservedly, they would not be posting it here with concerns. I think to help people I like to specifically point out the problems.

There is a lot wrong with this plan, and they are common things in a lot of plans. First off is the undifferentiated space in the middle of the house. It's got fourteen sides and the walls are so far from the the living area that the living area will be pretty impossible to furnish:

OMG - you have SO many different roof lines and valleys! It is going to cost a fortune to roof this house, and God help you when you must replace it someday - it will be VERY expensive.

You can do a LOT better than this. Think "simple".

Wow thanks everyone for good questions and feedback. Kirkhall: I fixed the door swings thanks for that. The split closets on the left bedroom are meant to be a storage room and then the closet for the room. In my latest draft my wife and I opened the right closet to make a nook with a window out back. Less closet space upstairs but we have a ton in the basement. As for the bedroom on the right we want to do a built-in bookcase where the gap is between closets. AlexHouse: All I can say is WOW :) The feeling we are going for is more of the rock arch over the range and then the pizza oven next to it faced in the same rock so as to extend the look. We are using thin sliced stone for the walls to save money. LauraJane02: Thank you for that idea but we still need to think about the door changes for the MBR. Still not sure what will work for us. The new layout is simpler and uses the space better but we arent sure how to shift it. Still taking ideas. AM.E: I dont have any good elevations just yet BUT here is a sample I got from one TF company we asked for a estimate from. Modified Home Plans It is close to what we want except wtill working on the front proch roof line. Overall though it is the correct feeling. We are doing SIPs except the roof in the walkway we are doing stick built. And the garage will be 100% stick. As for the open areas, thats the point of doing Timber :) at least for us. We love that open yet homey feel of the timber frame with trusses. We will build in the fall/winter this year if all comes together :) Thanks again everyone!

I think the plan is really strong. The thinness of the sections gets you light from multiple sides of a room and deep into the room. You might get some of the corridors to do double duty by lining with built-ins. Are you sure you need the stair from the master? How old would the kids be when you move in? Could the youngest be right at the top of the main stair? Good call on not letting the 5-10 minutes per week of carrying in groceries drive your entire plan by parking your cars 3 feet from your fridge. The spacing of the porch columns is in some places inconsistent, and quite wide given the spanning beams aren't that deep. A prior suggestion of board and batten on the barn sounds nice, clapboard everywhere else. Some thoughts on the front elevation. You're on a big farm and if the intent is a farmhouse that has grown over time, then the main (front/head) house might be more consistent with this approach if it were conceived as three connected boxes with gable roofs. If you look at your 3d view, this is how it looks from the back. This would require losing the twin front facing gables and some jogs (which as nice as the plan is, the inset front entry doesn't look to be essential). If you did this, it could be nice if the largest part with the main entry could be all stone, as the "original" house in the narrative. The rest as clapboard additions. As it is now, the front elevation although ok on it's own doesn't have much in common with the rest of the ensemble and is clearly the newest part. Just depends on your intent. Good luck. You are both right...and I don't like the fridge or the oven in the aisle. After much sketching last night, I came up with this idea. What if I flipped the dining and kitchen spaces? On the othe forum, there was concern that it would be much nicer to have another access to the sunroom, besides through the laundry/mudroom. This way, I have three 30" french doors, with the left one opening. The sunroom is a few feet bigger, to allow room for the door opening and the clearance around the very small wood stove. What do you think? Any ideas/suggestions? Thanks for looking at yet another plan...I have to finalize things, so I can show our contractor and get a budget pulled together. Oh, and the other thing I like about this plan...the marble work table is back! :)

Your entire front yard is a driveway. Is this lot on a corner or a cul de sac? If on a corner, perhaps you can move the garage off the front elevation into a less prominent location. Like others have suggested, I think you need more light in the center of the home. Have you considered a large interior courtyard surrounded on all sides by the home? Four feet seems narrow and visually weak for a front walkway. I'd widen to 5' or 6' to allow two to walk comfortably side-by-side. Make the front porch large enough to have chairs and a table. Fire your architect whose primary job is to organize space.

This is a world-class example of a draftsman's approach to making a floor plan, without any consideration of the architecture on the exterior, much less roofing. The result is a floor plan with a bunch of roof trusses thrown on top in an attempt to keep the rain out for most of the time. The exteriors have huge, ill-proportioned roofs and have so many potential future leak points, requiring excellent installation and workmanship by roofers, as to be simply unacceptable.

Back away from this, turn and run away! You can do so much better than this!

I think you should build it as it is. Then after living in it a year you can tell us if you had any problems or if anyone was brave enough to tell you what they really thought about the design. Then try to sell it and let us know if you had any difficulty.

(I think I am going to start a class to teach people what good architecture is.)

This is a really unpleasant element. With all the bumpouts, I am not sure why they chose to make this one look like a shed addition, right at the front of the house. There is a historical precedent for this where I live.

It can be charming on a 19th c. house to have the bathroom addition cantilevered over the alley or yard in a little clapboard shed. But not here.

The stairs land in a dark upstairs room with no windows (grey square). So the area leading to two of the bedrooms will need artificial lighting all day long. The "future bedroom has a single window down a tunnel like dormer, far from the main part of the room (grey circle). these will not be nice bedrooms, or at least the path to them will not be nice:

coreymays22 Rather than demean the design, as others have already done, I would recommend taking the floor plan to an experienced architect as a starting point. There are some good things that you can work with and they can help you weed out the bad. Identify the areas that you really like and why. There may be ways to capitalize on those areas and enhance the floor plan to meet your needs. A new home is too important and expensive to spend money on a stock floor plan you don't love. Spend the money upfront on a good designer and they will help you save more money on the back end and will help you create a home you will love.

An experienced architect should be able to iron out the issues on the exterior. I would recommend working with someone that works in 3D modeling. That way you can get a better since of the overall look from all angles.

I don't like those too-tall rooflines. I think they make the house look top-heavy.
