We have a door between the master bath and the laundry. There is another door in the master bath that leads to the master closet. The main reason for this arrangement is that the only other entry into the master bedroom is through the study. We might use the study for a nursery for a few years, and it might be a place for guests to sleep. Also we and DH have different schedules. So the door into the laundry was the best solution for our plan. The other pro is that it is a straighter/shorter path from the laundry to the closet. The con is that someone walking into the pantry/laundry might wonder what the door is for. We purchased a french door for this doorway - we will replace the glass with a mirror on the bathroom side, and the plan is to put shelves on the laundry side and make the door hidden. The "hidden door" design might be a future renovation, since we have fallen quite a ways behind.

Thank you everyone. I got some good ideas here. So here's the update. I met with the contractor and designer. They said the cost for one more duct in there isn't much.... the problem lies within code for the city (maybe everywhere I don't know). Most important to me was the resale value because I'll have put more into the house than it's worth and when we sell, we definitely need to get the most we can out of it one day. So that was priority... and so addind "sq ft" was optimal. Anyway, it says that unless there is a door INSIDE the house where you can get into the room, it's not counted as square feet. I really can't add a door right now because there being cabinetry and a freezer in that closet all along the entire wall. On the only other wall adjoining that room that will be INSIDE, will be the laundry room which will have appliances and cabinetry all along that wall (it's the only option for layout really because of plumbing costs). Anyway, the contractor said we should reconfigure that closet because two of the cabinets are too close to the electrical panel (not code has to be 30") so he's suggesting putting the door there and moving the cabinets to where the freezer is, then moving the freezer to another wall. I may have to get rid of a couple cabinets. I thought this was good: He said I don't even have to put the door in now. I could live in the house and NOT count it as square footage, put the one heat/ac duct in (or whatever solution some suggested above) and then add the door for a couple hundred later just to get Sq feet when we sell it. Or do it now because it'll probably be cheaper to do it while they're there. I guess that's what we pay them for. To find solutions! LOL I'll post back with the final decision in a week or two once the blueprints are set in stone. Thanks everyone for the suggestions. I think the cheapest option is using a space heater and a fan! LOL I might need two vents. He said that's minimal anyway... Since everything is new and not hooked into old systems etc.

I totally agree with cpartist. You are really limiting yourself by staying in the footprint you made for yourself. Considering the investment you will make in the addition, I would want to do everything I could to make this room and possibly the laundry room/office work. I would also think about landscaping. Maybe your bedroom doesnt look to the patio because you move it to the back of the house, but you have succulents and cacti planted in front of the bedroom windows for a beautiful view. I'd start over with a fresh piece of paper and think about every option. I say this because I am doing a master suite addition to my house. I put a lot of thought into what I wanted. The people on this board also really helped me and I hired an architect. We came up with a great plan and will be starting this week on the project.

I'm with Enduring in that I would prefer the space given to the closet instead of the toilet. In the last house, the toilet in the master was crammed into a tiny space shared with a tub/shower combo. Really, really disliked the space. Would traipse down the hall and use the other toilet. (I used the shower in the master only one time in all of the seven years that we lived in that house.) Also, I would not put a tub in but that may be just me. (The house already has one tub.) I would much rather clean a shower once every six weeks or so (we squeegee after a shower) than have to clean the tub (bent over and on your knees) every single time it is used. Tubs use a lot of water vs the lo-flo shower heads. But, if you love tub baths and routinely use a tub to bathe, that's another story and you'll want to include it in the remodel. (If you're thinking a cast iron tub, the floor framing will probably need to be beefed up.) Not a huge deal since the ceiling below will likely be torn out anyway for the plbg. changes. The other thing I see as a problem is the door opening directly in front of the vanity. That is going to be a pain if this is a shared bath and someone else is standing in front of the vanity.
