Floorplan attached and cost per sqft - Need advice
Comments (10)Price per/sq ft is rough estimate. Let's say basement: -excavate -footers -gravel -pre-plumbing -poly -walls ln ft -corners -flatwork -proofing Each item adds $/sq ft. So let's say 23$/sq ft. Finishing of that space is nowhere near as expensive as finishing the kitchen with the cabinets. Garage space is ~ cheap. Foundations and roofs are expensive. Two stories are cheaper. Costs depends on soooo many variables it is difficult to predict. With windows - sky is the limit. One can buy $100 WOW window or $1000 Ultrex. Carpets vs wood floors, deep houses can require expensive joists,steel because of span. Same with complex roofs. it is complex to nail down the price. Software helps. But you have to know how to use it. Some software underestimates, other overestimate the cost. Comments (6)I did a lot of diagramming with good ol' fashioned graph paper & a pencil. Then moved to MS-Power Point before finding this site. Once here, Buehl was gracious enough to provide a set of her Power Point templates. Those included electronic "graph paper", as well as various sized lower cabs, upper cabs, appliances. Super easy to cut, paste, "flip" or rotate into your space. (THANX BUEHL!!!) I also use MS-Visio which allows a little more customization of cabinet sizes. Lastly, the Lowes visualizer is a neat tool for generating 3D images to give you a better "feel" for space. Whichever path you choose, make sure the image lines/text are dark enough to be useful to GWers & make sure to include dimensions of openings, aisles, etc. HTH, tmy...See MoreCritique my floorplan please
Comments (35)Bmore - that gives me a much better idea, thanks :) It's gorgeous. I feel like that design gives me the cabinet space that we want that would be near the cooking area and I'd really want a backsplash, so I'm trying to picture how that would work with the window. I have a hard time picturing things in my head, which is why I am a pharmacist, not an artist! It seems like an awfully long way to the main sink and I could make a big mess walking across the kitchen with dirty pots and pans. I know a lot of people like open designs and I am probably not one of them. Our house has several small rooms, typical for the period and also like the house I grew up in. It's difficult for me to picture a really open set up in our house. I prefer defined use areas and as I mentioned I want a regular table and I don't know where it would fit in Bmore's design (but please know how very much I appreciate your ideas!). I would like a counter-depth fridge but they are so much more expensive for a smaller fridge! What a rip-off and why don't I think of stuff like that? Our current appliances are quite new so I feel bad replacing them but I would if I found some that I really loved that would better fit the space.
