Help choosing large street tree

The city can plant and maintain a tree in my front yard. It will be planted 3 ft. from sidewalk (no parking strip). Location is suburban, near San Jose, CA (USDA zone 9b).


The house is 27 ft. away from street. The street runs east-west to the north of house. There are no overhead lines.


Desired:

– strong structure

– largish, 35 ft.+

– spreading canopy which arches over and shades portion of street

– low mess

– tolerant to clay soil and free of major diseases and pests

Undesired:

– roots which damage foundation, or pipes. Some sidewalk lifting is acceptable with a large tree.

Factors which should not affect choice:

– growth-rate

– fall color
