Reading a lots Gradient

We are negotiating with the builder over 2 lots, lot 3 is closer to the road and six adds 3 more houses of space. 3 also has trees in the lot that the builder can't cut and the town most likely won't let us cut (more than 25ft away from house). Both lots offer a walkout basement. Am I correct in reading that lot 3 will have basically 8ft of the basement above groud(111-> 103) and lot 6 around 6 feet? Six does have a 15k prem that we are trying to negotiate . Which lot is the more desirable one based on the gradient and the fact that it is a walkout basement?

Both lots appear to be feasible for a basement walk-out design. There appears little difference in the lots in that regard.

Both lots show a 10-foot difference in elevation between basement and first floor. This would allow a 9-foot ceiling in the basement, but does not account for duct runs in the basement, if any, which would substantially lower the ceiling in those areas.

You don't mention orientation, and sun direction, but one of the lots appears to have a large area of trees which could possible block the sun and limit the usability of the exterior of the lot.

I guess the front would face south west and the back north east. We do standard 9ft walls on all three floors. With this gradient would all 9 feet be above ground?

The short answer to your question is yes. Once the full sun hits the greenhouse, the inside temperature will rise quickly. If the vents are set to open at 70 deg. they will open within minutes.

deb, I found your posting a little confusing. Are you trying to design a semi-circular table (indoor or outdoor?) that could be sized to fit someone in a wheelchair? If that is your question then I would say that a good carpenter could easily build a sturdy one to hold the weight of potted plants. Sounds like a good idea. Why would you want the table to be hinged? That confuses me unless you plan to store it a part of the year.

So regardless it looks like, bonding agent is a good thing. (mesh or paper tape) is a personal preference (durabond or easysand) is another personal preference Other than that the actual process is good. I think I am going to go with the "belt and suspender" routine mentioned above, it may be a bit of overkill but It makes me feel better and honestly I have heard great results from either method. I have read paper tape is thinner than mesh tape and easier to hide, but for some reason or another after reading everything i could find, I am going with the mesh tape. Thank you for all your input, I will take before and after photos and post them in a few days.

I seem to be doing my Hallowe'en reading early this year, having this month finished two rather large books, both dealing with supernatural themes. I absolutely lovedThe Little Stranger by Sarah Waters, and recommend it to anyone interested in "haunted house" stories. The book also paints a very interesting picture of how life in rural England changed after World War II. A few days ago I finished Peter Straub's sprawling (and quite gruesome) Floating Dragon. I am sorry to report I found it a bit disappointing, especially compared to his earlier novel Ghost Story, which is one of my favorite scary books. I prefer quiet, unnerving scares to gore. Also, the two books were very similar in their themes, which makes a comparison of the two inevitable. Hopefully my next reading choice will be a bit more suitable for summer. The brutal heat has settled on us, unfortunately. I am being a stubborn goat and not turning on my air conditioner until June.

Yes, according the site plan data, the basement floor elevation on the downhill side would be approximately 0.5', or so above the current existing natural grade. The uphill side of the basement, however, will be a retaining wall into the side of the hill slope and ten-feet or so below existing grade on the uphill side. I'm pulling this from memory, so check the plans to verify actual heights.
