LOL - I'm not sure what you are representing there. I think everything gets squashed up when you try to represent area. All I'm thinking about is the bedroom in question and the doorways. How about this. There is a rectangle which is roughly 13 feet by 10.5 feet. The Top wall is a 5 foot portion and an 8 foot portion of the nook. The Left wall is 8 feet and has a bathroom entry at the bottom. The Bottom wall is 13 feet and has the doorway at the far left side. The Right wall is 10.5 feet and has a window on it. At this point where do you put the closet? Let's say the closet is 5' x 2' - which is a nice size. -- If you put it on the Left wall it makes the doorways somewhat tunnel like. -- If you put it on the 5 foot portion of the Top wall it narrows one part of the room further to 6 feet but doesn't create a tunnel. Maybe this is better in that it creates a 5 x 6 nook with closet and two doorways, and then an 8 x 10.5 area. If you draw this out, does it make sense? And is this better than either the 8 x 13 room? or the 10 x 10 and move plumbing room? which you first wrote about. Rachel

We had our wall furnace removed and the new package unit is outside. The cold air return is in the wall but there is a good space above it to turn into a closet or shelving. I don't think there are any studs to nail to and I can't set anything directly on top of the air return. Any ideas/photos/suggestions??

kkhaven, do you have other furniture in the room(s)? I ask because 10' x 11.5' is plenty of room for a full size bed or a queen size bed. Maybe you should post your guest rooms here to see what furniture configuration would work best for each room. Has to be much less expensive than converting a 3 bedroom to a 2 bedroom. BTW, I agree with the consensus here - changing to a two bedroom from a 3 bedroom would drop your homes value tremendously.

Half baths are generally useful for guests and for use by families with more members than bathrooms. If your situation is neither, the transformation into a closet makes more sense. Having liven ib homes with minimal closet space---and building a house with extra closet space(and filling those)---the closet space was much more useful. However, to properly convert and at the same time make it possible for a future owner to convert back, three things need to be done. The three water feed lines need to be permanently capped(soldering caps on the lines) to prevent future leaking. Reusing those lines is a matter of cutting off the caps and installing new lines/shutoff valves. If the lines are left above/out of the floor/wall, a cover needs to be fabricated to protect the ends. The toilet waste line needs to be plugged and covered. Third, leave a note on a wall with the information about the conversion so a future owner can be aware.
