Comments (8)dadoes, the dilution level does play a role, but it does not ensure that the soils are actually flushed away. When I wash my clothes I want them to be clean afterwards and don't want the dirt just to be "watered down". A FL cleans with a higher concentration of detergent and rinses several times (two or three times by default) to make sure that all the dirt really is gone. I have seen the nasty rinse water in our TL when we had to drain it manually. It is not a good feeling to realize that part of that dirty water just stays in the clothes... I know that our old TL was worse than most other TLs, but I still don't believe that TLs ever clean as good as FLs when comparing hot cycles. TLs without heaters just don't provide a really hot wash even though they use huge amounts of hot water. You can't sanitize anything in a TL without using LCB or other chemicals. I know hot water doesn't sterilize clothes and I am good with that. I don't want or need sterile clothes, but I want them free of nasty smells. My mom used to wash cloth diapers when we were little and it does work in a FL. Yes, it is tougher to dump the soak water in there, but our washer was in the basement and the floor had a drain. My mom just poured it out right there (in front of the washer). We also had a laundry sink next to the washer though. Disposable diapers are pretty expensive and cause a lot of waste. That's one of the reasons that we had our daughter potty-trained by age two (or shortly afterwards). She learned the poopong on the potty really fast (at 18 months)...YEAH!...See MoreHelp?! As much as I wanted the stainless top of the GE, there were none in display rooms locally that I could take a look at and as it's such a new model there aren't many reviews. On top of that no one was able to match the KA price. I guess GE prices are more set in stone....See MoreHelp choosing between 2 layouts please!
Comments (8)thank you all! hockeyfan... we could move sink down one way, good thought about the back to back! not worried about the reach, i just measured... I have a 4 foot reach at counter height (not surprised, it always annoyed me to buy special shirts with extra sleeve length, but now I'm feeling my gibbon arms may come in handy!) Also measured the window, it is 8.6 ft from the wall to the edge of window trim, i currently have a 39 x 72 in table there and there seems to be room. I did inquire with the interior designer if there was room for chairs... she assured me there was! (i was skeptical too, so who knows). But I get you, overall i also get the feeling that it "feels" right! szrun, I think we are bagging the pool table there, with a crowd there and adults playing pool, perfect! BUT, I guess what I hadn't initially considered was my 11 yo son frequently has boys over after school... they would NOT want to play pool there with mom staring at them!! I think the pool table has to go back in the living room! Karenseb, that is a 4x8 pool table, we did research recommendations and i believe you need 13.5 x 18 for that size. that room is 13.5 x 19. and YES, we can remove that wall between! That is also tbd... full wall (currently), half wall, or no wall!! This layout stuff is driving me batty! I'm so ready to move on to fun stuff, like the fine details and finishes etc. but I can't do anything until the overall plan is nailed down. Comments (14)If a realtor is any good and working with a buyer who is willing to go to $300K, their searches should include homes to at least $310K unless the market is tending to go at full list or above. I would go with the one that I felt most comfortable working with and who I thought had the best plan for marketing the house. The woman's enthusiasm for the home may more than make up for less than $4k difference in price. Also, can you talk to anyone who has used the agents? The gushy ones sometimes lose their charm after they get the business -- in any business. How is she at getting offers and closing deals? We have an agent in our area who is known for listing high. Some of the houses sell well (perhaps with buyers who are not afraid to offer what they think the house is worth and work it or walk), but we've watched many of them sit -- often through one or more price reductions. There is one on my street now that is on at least it's second reduction. Doesn't help that the listing photos have the most bizarre lighting and give the home a strange feel --- and the staging is odd. Like I said, consider the marketing -- look at their other listings, photos, ads, listen to what they can do to market your home, consider their network (probably both good on that last point) -- and who would you rather be working with to negotiate on your behalf.
