Comments (9)well, maybe some of the pros will weigh in, but I would put appliance garages etc on the periphery of your kitchen, not in a corner, for the exact reason you describe. adjacent to your fridge, for example. mama goose has a collage of microwave/ beverage stations/appliance garage that she often posts as examples of this. you lose 33" of counter and cabinet space by leaving that gap, so I'm still not sure how it helps. your pantry is a hike from the kitchen, so you may want to add a pantry cabinet for often used items. looks like a fun project!...See MoreHELP! Comments (15)Good question...That space is actually not that big in real life. We'll likely put the 2 chairs with a table in between that we have in the sunroom now. We may end up with a moveable island in the "butler's pantry" -- agree, it's more of an extended kitchen space. But we can reuse the same cabinets so it will be low cost and extra storage since we'll have less in the main kitchen area. Moving the bathroom was deemed to be more than $10k, and creates a lot more complexity in the project. I am intrigued by that idea, but I think that will actually make the house feel smaller since that will create more of a closed off hallway from our utility room....See MoreAloha! Comments (13)Hear you! My daughter’s cottage (Cape Cod), small kitchen is in very good shape as is yours, but she wanted to paint the cabinets. Her walls are S W Grecian Ivory….she painted the cabinets this week, Grecian Ivory gloss converted to B.M.. Kitchen looks bigger, brighter. So, what if, you use Swiss Coffee on the walls, eggshell, and paint the cabinets in Swiss Coffee high gloss. Daughter’s method: she is looking over my shoulder as I type: Sand with 320 grit paper, just to rough it up, prime with B.M. INSL-X, water borne primer, let it dry and do again. Paint one coat B.M. Advantage in Swiss Coffee; lightly sand again with 320 grit, apply second coat of Advantage Swiss Coffee. . Allow 24 hours between each paint application. When you paint, do the Advantage Swiss Coffee in a thin coat. She said the results are like the oil paint of old, yeah, but is water based. Comments (37)First of all your kitchen is absolutely fine. If I was in the market to buy up there, I'd be quite happy with that kitchen for the time being. It's clean and well maintained. If the hole is really noticeable, then replace your counters with the least expensive material. If that's formica, use formica. If it's granite, then use granite. Of the granite samples, choose the black or the dark gray one. The others don't work! Otherwise do nothing else other than clean and declutter. Nothing on top of the fridge or on the fridge. Only one or two small items on the counter (paper towel holder and knife block). And when I say clean, make sure around door knobs, light switches etc are clean with no fingerprints, etc. When I say clean, I also mean make sure closets are 1/2 empty, garage is practically emtpy, pantry is mostly empty, etc. Rent a storage locker if you need to. Once you put the house on the market, you have to change your mindset to "it's no longer your house" and it's just a showcase. I sold an 1898 house in the middle of the recession in 2010. I had replaced my old formica countertops with black slate look formica counters in an expensive area. I also had painted the rooms that needed it. Made sure everything was in working order and did what I suggested above about cleaning and decluttering. We had one full bathroom and 2 powder rooms for a 4 bedroom house and the house was 3600 square feet and had no garage!
