Just need a little input on a master suite layout.

Hello, my first post on Houzz! Here is a picture of the current layout and then of the proposed layout. I know the door to the toilet is supposed to swing out. Other than that, just looking for some feedback. We are considering making the shower a steam shower...but have natural stone tiles already purchased so are not sure if that's smart or not. Anyway, any input would be wonderful. I've skinned this cat so many ways already and can't see through the fog anymore. We don't want to move windows or doors and we want to keep the costs reasonable (just got a bid for this idea, $40K...gulp!)

The curved shower/wall...is our big splurge. Behind the bed is the walk-through closet, no tub, 8' ceilings throughout; oh, and the mirrors are not going to look like they look here! Thank you.

Did you add two doors to the outside? Or were they there already? It looks like you have two doors going to the same place, which might not be necessary.

I'm a tub girl, but other than that, this layout looks pretty good. I have a steam shower, and it does get you warm on a cold day. Mine is lined in travertine, and after more years than I have owned the house, the stone is holding up like it was new.

To me, the closet area seems small. Does it have more space than your existing closet?

Are you married to the curved wall? Also, think how long it will take to get to the toilet. The shower looks really large and I think it will be uncomfortable. For such a large space, I think you can do better. I will do a wall in closet that was separate from the bathroom. Do you have some inspiration pictures that you like? Can you post the dimensions of your current bathroom? I would also consider adding a small tub in this room. A Japanese soaking tub is one of my favorites!

Does the bump out go all the way to the ground below? Or is it an overhang over the first floor? If it doesn't "have a bottom" if you will and is an overhang, I would not want to put any plumbing in their, insulation or not. Are there windows in the bedroom? closet? I know people like to put tubs in front of windows, but it never made sense to me. I know from a look point of view it's great, but when you're in the tub, the window is too high up to see out of and may cause drafts. Else the window causes privacy issues so has to be covered anyway. We open our windows all the time and want to be able to walk up to them to do that. With a tub in front, I know Dh would be stepping in, shoes and all, scratching the tub, to get to the window. You might want to look at other floor plans to see how they lay out the master suite. The natural tendency is to put things up against the walls as you have done, but it may not be the best option.

If there is to be no prep sink in the island, I'd do this. It gives you separate zones for clean-up, prep, and cooking without crossing into the other zones. It gives you a landing place from the fridge. You'll notice I made the sink more like a 32" single. The sink in your plan is way too small. With 32", someone can do clean-up on one side of the sink while someone else does prep on the left side. With only one sink, you really need a larger sink that allows for this type of multi-tasking. Even if only one person is working in the kitchen at a time, it's nice to have room for both tasks so you don't have to move things out of the sink continually. If you do what I like to do, which is keeping the DW door open while prepping so I can load items directly into it which makes clean-up a lot faster, your 4-foot aisle is wide enough to walk around the DW to get to the fridge. With 24" cabinets + 15" overhang for seating, the aisles is a bit tight at 42" instead of the recommended 48". This might be OK depending on how often you believe people will be sitting there when people need the bathroom or want to access the fridge without crossing through the work zones. Or it might be really annoying. You would need to consider traffic flow and how your family uses the kitchen to decide if the tighter aisle will be a problem. The sink off-center on the window is fine. You can find many photos of kitchens with sinks not centered on the window and they look fine. Also, this means that you will have plenty of room to prep in front of the window. Since most of us spend more time prepping than any other kitchen task, being in front of a window while prepping can help make things more pleasant. I encourage you to at least consider a prep sink on the island. An area without a sink often isn't used for prep work like people think they'll do because of having to wash, then carry the items across the aisle to prep on the island, and then carrying prepped items across the other aisle to the range to cook. You could always have a cutting board cut to fit into the prep sink so you have more counter space there at times where you need the extra space.

Can you solve the door issue for Room C by making it an outswing? When open it would then be against the wall with what I assume is some kind of air return / chase. In your bathroom you might also gain some privacy for the toilet by pushing the shower up towards the closet and then putting the toilet on the shower side. Then you can put the linen closet or cabinet across from the toilet (that could also hold toilet paper for when you realize you're out ;) Would be shallower but the back of a 40" deep linen closet would probably be fairly inaccessible anyway. Would perhaps be less private when using the vanity because of the mirror, but do you generally use the toilet when someone else is in the room anyway?

One of the things that struct me about these two plans was that the windows were drastically different between them. What does it look like from outside? It's usually best to have a cohesive plan that looks balanced and thoughtful from both the outside and inside. Too many windows outside of different shapes and sizes looks bad. Also, with the different window exposures in the two plans, I don't know where you live, and thus whether western sun is highly desired, or very undesired. I would start from what looks correct outside, as well as the sun exposure right for your climate, and then build the floorpan inside that makes sense to your lifestyle. I agree with loobab about almost all of the bathroom issues. I would rather share a sink and have lots of storage and counter space. It would drive me crazy cleaning behind that tub with so little access. However, I like a separate toilet area, and definitely don't want to notice the toilet when I enter the master bath. You can set it up so that there isn't a door, or that you can leave the door open, as long as it is not obvious from the entry. That leads me to another point- when you enter the bathroom, you want to see something nice right in front of you so that you have a sense of entry. [Not a wall, as in plan 2.] In well-planned high-end bathrooms, you see something nice in front of you- perhaps a free standing tub with a window behind it (and with lots of room to clean around the tub). Or a beautiful vanity with a nice mirror and lighting. Or even a knock em dead shower (although that is harder/more expensive to make a nice focal point). Plan 2 has better symmetry and less wasted space overall, but still has some problems for me. Are you using an architect for this project?

Thank you for your input, CK. Yes, we thought that having a door into the bathroom would allow one of us to leave the bathroom and head out in the morning without waking the other. The two doors are a little weird; but, they serve a purpose. Those two doors connect to the living room.

The current closets are reach-in closets. I'm a little worried there isn't enough closet space. We could move the wall at the head of the bed further south to make the closet larger.

Current bathroom dimensions are in the first image, homepro01. I don't quite understand your comment, "I will do a wall in closet that was separate from the bathroom." -- can you explain that? Yes, getting to the toilet is a walk - we just can't figure another way to make it all work (unless we made the toilet door in the closet, which seems weird. And, we surely don't feel we have the room for a tub, unless we squared off the curved wall to make the bathroom bigger. But, we wanted to lose the hall that currently exists, in order to walk straight away into the room w/o a hallway.

Hmmm...lots to think about. Thanks for your input.

I see the measurements now. It was hard on the ipad. I have some ideas. I will post later in the day:-)

"I will do a wall in closet that was separate from the bathroom." - In your proposed layout, you have to go through the closet to get to the bathroom. My master bathroom is currently this way. I like it but my closet is short, 6ft. If it were longer, it would be cumbersome. My preference is to have the closet separate from the method to enter the bathroom.

Would something like this work? I am suggesting very contemporary fixtures but the program I use does not have them.

Overall, I like the design. It's different.

I don't like that the bathroom entry door from the living room walks right in to the master shower with a wall of glass in front. But since you designed it that way I'll leave it.

I like the curved wall but I'm not liking the acute corner in the shower. It's dead space, and in a steam shower you size the generator off of the volume of space that you need to steam.

I don't want to change the curved lines into straight ones. But I might stretch them a bit.

Here's an alternative:

First, I moved the water closet and added a pocket door for access.

That opens up the closet a bit more. I flipped the closet design to give you an entire wall of closet rod.

Moving
the water closet also resulted in the vanity being shifted upwards a bit, as
well as the loss of the two cabinet towers you had at each end of the
bathroom vanity. Those two cabinet towers were relocated to the wall at the bottom of the
shower. They were made wider as well. I cut and pasted, but that niche can be filled with a complete cabinet unit affording much more storage than before.

I changed the curve of
the shower wall to get rid of the acute corner in the shower and to open it up a bit.
By widening the top of the shower it allowed me to shift the shower
heads up on the curved wall and to steal space from the bottom of the
shower while still maintaining a spacious shower. That's where I
relocated the two cabinets that used to be next to the bathroom vanity.

Not sure if this matters, but increasing the curve of the shower wall causes the shower wall to project more into the bedroom. That projection blocks the direct line-of-sight between the door leading to the living room and the pillows on the bed. Now if someone is sleeping and someone else opens the bedroom door, a light in the living room won't shine directly on the sleeping person's face.
So...just a slight tweaking of your design to get the ideas flowing.

And right after posting I proofed my post...and noticed the window locations in your closet that are shown in the other 3-D oblique views, but are not shown on the plan view that I manipulated.

So...never mind!! lol
