Comments (17)I worked as an Interior Designer in a past life - BC, 'before children' :)... So I know where you are coming from. In your initial post you posed your question in a very general and broad way which: 1. makes it difficult to answer and 2. indicated to some that you might be ill prepared to take on this challenge. Perhaps you were just trying to find out the different ways owner/builders were working on their projects? If you are seriously considering being your own GC then there are resources available to you on the internet and at the library. As dixiedoodle mentioned, The Owner Builder Book is one, it is great. There is a website as well. www.ownerbuilderbook.com I took a class at a community college and the website for the teacher is www.ownerbuilder.com. Tons of good information -that is how I found this site. :) We have decided to hire a builder but I think all of my research will still be an asset in our build. To answer your question about whether you can choose some of your own subs - it will depend on the Builder and your contract. If that is important to you then you should stipulate that and find someone willing to work with you on that basis. An option that might work for you is to find a GC/Builder that will get you through drywall and then you can GC the finish work yourself since you have contacts in the industry. Comments (14)I'm not following the logic here for hiring someone to help you buy a new house. Would you hire someone to help you buy a new car? Looks like some people would! People seem to be under the impression that having a buyers agent will cost "more money". It doesnt. The commission is built into the cost of new construction weather or not an agent is used. If an agent isnt used, the sales representative who represents the builder gets the commission. Why not have someone looking out for your best interest? Yes, you should have an attorney for the contract end of it, but your attorney isnt going to negotiate purchase price or options for you. Your attorney also will never see the property you are buying. There is another thread on this somewhere from about 2 months ago. A client of mine went into a new construction site, put a deposit down and was getting ready to sign a contract that day which is unheard of in my area. He called to let me know he found something, I spoke to him about using a buyers agent. After taking a look at the place he was buying, I renegotiated his options ($25,000 worth to be exact) even though he already put a deposit down. I also negotiated some excavation work in the backyard because it was obvious there would be water problems in the basement from the way the land was cleared. My commission is being paid by the builder and the purchase price is no different than before I was involved. He is getting more upgrades on the home a bigger backyard, and hopefully a basement without problems. Comments (24)hmmmm this is interesting.....i've actually changed those 2 or 3 rooms around alot. I originally had it so that you had to walk through the laundry to get to the PR, which was the big no-no. We ended up with the PR on top, and laundry/storage in the south. What is interesting is that all this time (6 months!?) no one I've spoken to - architects and contractors and friends and family, had a problem with having the PR on top. In fact, while we were discussing how to not have the PR accessed through the laundry, everybody felt that it makes the most sense for the PR to be right next to the entrance to the stairs to go downstairs. That seems to be where people expect the PR to be - by the entrance. While, the laundry was put directly next to the entrance to the MB for convenience. Everyone who saw that thought it would be great to have the laundry there. So now that you guys are telling me not to have the PR there, I really don't know what to think, and don't know what to do. Personally, having the PR with easy access to the kitchen/living room is actually a plus - why would I want my guests to hunt around for the bathroom when they need it? People like peeing before they leave a restaurant/party/house etc. Personally I never thought it would be a problem to have the PR so close to the kitchen, since it has a door anyway. And also, putting the PR near the entrance of the MR would not benefit me at all - whoever lives in the MR (me) won't need to use the PR so close. Having the Laundry there just seem to make most sense? I'm just shocked that I've never heard this rule before. I guess I have not been to enough nice houses? And I have come to some conclusions on the fridge locations - splitting the fridge looks nice due to symmetry, but the problem is, just about every example of a split fridge I've seen have both relatively close together. OK, I accept that in reality you either need the fridge or the freezer, you don't need them close by, but once I got the tape measure out, and saw the actual distance - 13.5', between the freezer and the fridge (which is also the length of the island), thats just too far away....See Morecan someone please rip apart my kitchen plan?
Comments (202)Hurray my order is in! I was only left with one door that was out of stock, so they added it on to the giftcard. It was MUCH easier than I was imagining. The guy helping was great. It probably helped that I waited at the door for opening. He walked around with me to view different trimming options and such, and I also got a quote for the quartz. I'll go back on Monday to get that ordered. I went with Grimslov. I was so back and forth I just decided while there and it feels good that I don't need to keep wondering what to choose. There are so many options and in the end they all look nice. Thank you times a zillion for everything!! And Thank you to everyone. This was so eye opening and helpful in so many ways. Now starts prepping for my temporary kitchen, stockpiling the freezer some more and getting ready for demo. Everything will be delivered Thursday the 22nd....See More- 7 years ago
