Comments (13)We don't have codes like that here. It is up to the home owner to make their homes safe. As I said above I had to ask the builder to put in hand rails. Rental property has different codes, I assume to keep it safe for renters. We had rentals years ago and we had to have smoke detectors in them, our homes did not have to. I am not sure they have to now, but builders put them in the last two homes we had built. I have a friend who is a city inspector and will ask her when/if I see her....See Morehow to alter existing stair railing to comply with code?
Comments (23)I think it's so a child can't fall through the space between the ceiling and the handrail. Four inches is pretty small, but then, I've seen some pretty agile little ones. There is a landing just at the top of the pic, so there isn't a lot of "rise" to work with, as a result. I think the code means add another rail at the bottom of the balusters- so there's a little space at the bottom, and the top rail is effectively lifted, rather than the balusters attached to the stairs themselves (so the top rail is lower). (so you're right, perhaps just raise it) It's a basement reno - inspectors here have passed the same design in other homes, so I think the inspectors need to do a better job educating. At any rate, I'm getting into the idea of a small newell post midway up the stairs, like the pic from the mount pleasant home near the top of this post. Comments (63)PPF we did drop the garage down almost 4 ft from where it was in the original drawings. The slope would have been 20% and garage not useable (I have private thoughts about this, but this was caught before we started building at least by our contractor and apple-pie-order and you). I think I misunderstood what was meant earlier about dropping down hence my comment of 1.5 feet story. If we bump the garage out, I am worried that it will cause the grade to go over 10% because there will be less of a ‘run’. I suppose we could go even lower but that would require excavating and more steps in the garage. We will currently have almost 4 feet of steps so having more would be challenging. It becomes this constant battle of making sure there is enough space in the garage. It is current 24x24 so we will have enough room for steps that go down the side and toward the back of the garage but if we bumped out say 3 feet, then we would need to probably go 3 feet lower or some combination. At least I think I am understanding what you mean by lowering the garage. It was previously going to be even with the first floor of the house and now it is even with the ground if that makes sense....See MoreIs this deck code compliant and/or safe?
Comments (14)Thanks everyone. The city does not seem to care about the fact that permits were not pulled. They told her that there are so many who do not comply that they cannot keep up with all of them. I will see if I can get them to send an inspector up to fail it so I can take that to the non-profit as grounds to fight. She already met with them over the issue and when they called the contractor in, they apologized to the contractor for making him come in over ”such a small matter”. They then proceeded to pay him and leaver her with this disgrace of a deck. So needless to say, the non-profit is a dead end in terms of help. The non-profit is in partnership with the city so they won’t pursue the permit issue. The most corrupt part is, the non-profit’s lawyer is either the current or ex city DA. So unless we can get a civil case outside the area, the judges are all partial to the DA. The corruption in that city is horrible!...See Moreworthy
