trying to sell- fsbo or agent? All help appreciated- a bit long.
Comments (16)Thanks all for responding. I guess I didn't really make myself clear. What you are calling '6 attributes' are not attributes in my eyes at all- I was only pointing out that the agent didn't say ANYTHING! No comments AT ALL when showing the house- don't any of you that are agents say- "oh- they have a whole-house filtration system", just to let someone know that it is even there? Or- 'oh- this sink is a custom made sink by Tom Schultz'- just nice comments... I imagine, in my mind, what I would be doing as an agent- not talking so much as to irritate a buyer, but pointing out things that are not easily seen. I also forgot to mention that there are no jobs in this town- either you work on the oil rigs or you are retired. As far as the decorating, I am well versed, and probably have a nicer looking interior that most- as has been commented many times, by realtors and lookers. My home is high quality furniture that is new, there is no junk, blah, blah, blah. I don't have a camera to use easily (for me), I have a digital that is a bit too complex for me- it is hit and miss and a lot of frustration to try to get them online. I am computer challenged. I do know that jobs here is a problem As far as the realtor- after a showing, don't any of you who are agents report back to the seller after a showing? Mine has not reported back to me in 6 months!! That is a big problem to me. The realtor that sold my other home reprted back to me every week- told me what he was doing to advertise, reported back how a person who looked at the house felt. So much more than this bimbo. My house isn't even on Zillow- I pulled up houses for sale in my area, and there were several by realtors here. Sweet tea- I had not heard of a 'discount broker' before- It seems that that may be what she is, without saying so. With 7% commission, I would think she would actually WORK! Obviously not!! I found out that there aren't many houses selling here at all- with this being more a retirement area that is higher in price to live- food, utilities, car license plates- multiple taxes, ie Irrigation taxes, license plate taxes being about $600-$1,000 for a new vehicle is a deterrent. My truck is 11 years old, and I just got my tag application ysterday- it is $153.00. My VW Bug is $613.00 THAT type of thing doesn't help! I believe I will look at a different agent, and have a REAL talk about my expectations- if that person can't meet them...see ya! Thank for your advice, all. I just expect someone to do their best- and that does include advertising wherever possible!...See MoreDo you think your house will sell?
Comments (22)You have 2 options: -Lower the price considerably to sell. 2-WAIT if you don't have to sell. RE is cyclical. I have experienced it first hand. My DH & I (had Florida properties from before we were married)unloaded everything during the last Recession 1990-1991. Boy, were we sorry that we got rid of all of our properties. If we held on to the last one (purchased for 99k in 1987. Those were selling for 600k in 2004)we would have been sitting pretty. Unfortunately, we were not in the position to keep any of the properties. We panicked. We took a huge beating. It was ugly. After we moved back up North we built in 1994. The builder panicked and built hodge podge homes, giving them away in a HIGHLY desireable town. As soon as he sold out (approx 1998) practically for nothing, the RE market started inching up. He was kicking himself because the market came back with a vangeance & he really didn't need to sell that fast. He just didn't see the light at the end of the tunnel. Lesson learned: Ride out the wave if you can. Get through the cylce....See MoreSelling house - will my galley kitchen hurt me? Pics inside!
Comments (57)maxibella, the short answer on standard numbers of open houses is: there aren't any set standards. the longer answer is: IF you have an aggressive Realtor, open houses should be something they look forward to. The down side is- due to both Buyer and Seller agents, the sitting OH Realtor loses much control of the Open House. Buyers waltz through stating "they" have a Realtor, and whomever is hosting the Open's hands are tied. The listing Agent must follow up with the Buyer's Agent and well, it's the follow up on not only OH's but showings that grades a Realtor. OH's are great for hungry start up Realtor's so,,,,have as many as you can. It says Nothing about being desperate; let no Realtor ever state that. OH's benefit Realtors....period. Why? because unfortunately Open's normally won't bring the sale, but they can offer potential Buyers to the sitting Realtor. which brings me to igloochic :) I was hoping you'd respond because you are normal. Isn't that great to hear!? On a broad sense it's true that we humans make lists of likes and dislikes and then we compromise. see,,, normal. so, when it comes to buying that largest purchase most of us will ever make,,,,at decision time all kinds of priorities change. you like me won't buy that Bi-Level, but we might just settle on baseboard heat. ha-ha you get my point. best to both of you....See MoreTrying again...What do you think of this dog?
Comments (112)I got one of my babies from PetSmart back '98. i didn't go there to get a dog. tho they had a dog on a poster that I told myself would be my next dog. that day I went wasn't their normal adopt a pet day either. when i walked in they had 1 dog and several cats... that dog looked just like the dog on the poster. She was spayed and I got her for 40$. she was about 2 at the time. they said they usually required a person to have 6' fence, but since she could jump that they waived that requirement. And she couldn't go to a home with kids. I had none at home and no gkids in the state that would be coming to visit, so she came home with me and was my princess until she got her wings in 2013. Other than that I was willing to pay the $40.00, they knew nothing about me. I did go check out the no kill shelter that put her in PetSmart tho. It seemed like a nice place and they wanted her back if she didn't work out etc. But they never checked on her or my house/land. I often thought I should send them a card from her asking when they'd come to make sure she was safe and tell them she'd been waiting for them. No one ever checked on her, or contacted me to see if I still had her. She was fine with kids - my 6 yr old neighbor boy would come over to play catch with me and they got along fine. I still didn't allow him to come over unless I was home. I posted this just because I think sometimes those shelter places are just weird. they had a few requirements for adopting her, but had nothing to verify that I met those requirements, except my word. My baby was very blessed that it was me that walked in and then walked out with her. The girl I have now, was listed on CL. I had no idea people put pets on there. I was shocked. i worried that some weirdo would get her and hurt her in some way. Again, the people who had her, didn't know me or anything about me, except what I told them. She too, was one lucky little girl. I wasn't looking for another dog then either, but couldn't bear to think what could happen if the wrong person got her. My old girl was still with me then, and she took about all the energy I had at the time. penny - I'm sorry this didn't work out for you, and her. how sad. I would be glad to donate to a pet fund for her, if needed. Maybe you could call local rescues to see if anyone has her. Those 2 needed a good loving home, vet care and good food. It's heartbreaking to think they might have put them down....See MoreDeck The Halls
