I wish there were easy solutions but I can't think of any. Did you make a written complaint to contractor at the time you first noticed leaks? Did you file a written complaint with your local BBB and/or state Attorney General after "to no avail"? Is the installation contractor still in business?

Thank you, klem1. No written complaints. I can look in house files for information. My late husband did not want to pursue it. There may be some type of guarantee from the contractor or at least their name. I will research the records...I do believe it will require attention soon. Our rain and wind storms have been relentless this year so it is a worse problem now.

I feel your pain but roof leaks can be alusive while on site,helping you find it without us seeing it is really next to impossible. I agree you need to be proactive because peeling paint certainly does sound like something is wrong. If you want to post pics maybe someone will see something.

I may be able to post a photo. Briefly, I can see what the issue is from the ground. It is that the gutter takes a right angle turn (toward the front/street) along the 4' porch roof and ends against the front trim board (this white board trims the front of the peaked roof). It is just a small porch covered by a peaked roof. On both sides, the gutters run to the front of the porch and end against the trim board. There is nowhere for the water to go but leak to the ground through the crack there. So the trim board's paint is peeling and suffereing from so much water running against it. It seems that something is missing or the gravity is not taking the water to the end of the house down spout. I thought the roofers would take care of replacing any misplaced gutter or down spouts as part of the finished job. I do know who the contractor is but it has been 4 years, however, I remember there was a long guarantee period of time. It was a larger company recommended by the insurance company. I look foward to the pic,but I'm not so sure roofer was responsible for doing anything with gutter "UNLESS" gutters are mentioned on the contract. I must ask at this point what you are hopeing we can do for you? Normally people come here asking advice on what material and tools they need to carry up the ladder when they do a repair. Do you have a handyman on standby or do you plan picking up tools to fix this? Personally,I prefer talking only with person handling the tools. Believe me when I say it never work's if I give instructions that are to be relayed to others.
