Yes. Overwatering is the top reason for house plant failure. Insufficient light is probably number 2. Many poor plants suffer both.

Overwatering could be the issue.. mainly because I've never seen water come out of the bottom of the pot into the tray.. so maybe it isn't draining well. Even thoug there are drain holes. But still, I only water it once a week when the top soil layer is dry.

Probably over watering. Do you stick your finger into the soil and feel that it's dry a couple inches down before giving it more water?

On top of that, there's probably a salt build up in the soil. You need to at least periodically give the plant enough water so it comes out the drain hole and flushes out the soil. But never let it sit in the water that drains out.

Yes I feel a few inches down to see that it's dry. Maybe it needs some soil that drains better.. or I will drill more holes in the bottom of the pot. I'll check it for root rot as well..
