Okay, so thoughts: Is door placement set? I'd put the toilet near the door, with sink next to it. I'd put the shower in a back corner If this is a basement, I'd put a drain in the floor of the room (and maybe leave it concrete floors so I could potentially hose the whole thing down?) Laundry in a back corner (other corner) Hanging things between laundry and shower storage/hooks/etc along other wall sink near door. I think I went around the room. If you have the option to put the door in the center of the room instead of the end of a wall, that might be best. But, you can play with that a little.

I am planning to have my basement finished and I need some help with the layout. What I would like in the basement is a three piece bathroom.(The rough in is already there and don't want to move it) .. A family room for TV etc., A space for a pool table and bar and I would like it as open as possible. Would also like a a room or space for storage. What I was thinking was have the pool table on the side where the electrical panel is. I guess the pool table will require some clearances. We have an 8 X 4 pool table.On the other side I could have the family room and bar. Between the bathroom and the heater there is some space which could be made into storage space. I am trying to see what are all the options for the layout. Would anyone be able to give me some advice. Any advice would be appreciated.There are 2 very small windows on the side where the electrical panel is not there. Thank you

Good question. We decided to go with a mini split or multi split heat pump rather than run all the duct work along the ceiling.

I like the first option of putting your tv on the 21.9 wall with built ins. If you did this I wouldn’t push your sectional all the way back to the back wall, I agree that is too far back. What if you moved it up and added a table behind the sectional? I’ve seen a few examples recently where a bar height table was added with bar chairs for additional seating (sample in below link, sorry I don’t know how to add it as a photo). https://www.houzz.com/hznb/photos/family-room-home-theater-and-bar-contemporary-family-room-san-francisco-phvw-vp~2787162 I also wonder if a sectional is the best bet for the size of the space, what about a large sofa with a chaise on one side? It could keep everything facing the tv. Just a few ideas, it’s hard to picture the room with just the floor plan, especially with the stairs coming down the middle so I could be wrong. Good luck!
