Basement Bathroom/Laundry Room Combo Advice Needed, please

I thought we had a little more time to think about the design of this room, but the builder asked yesterday if we could know by today (YIKES!) how we wanted this laid out.

Does this layout look ok (I realize it's pretty "rough")? Or can anyone see a layout that would work/function better?

We are building on a small lake and want this bathroom to be a hardworking, stop and leave the sand here before continuing further in the house point. We are hoping to have kids' friends over next year for playdates, etc. and this would be used by them for that same purpose. Washer/Dryer will probably only be used for beach towels/swimsuits.

The room is 10' x 14'. We would like the door to stay where it is placed for quick and easy access to the bathroom from outside the house. I don't have the window size handy right now.

The water closet is 42" x 6' and the shower (as drawn now) 42" x 42".

In the space to the left of the shower, I would like to put something like this.

The sink I like right now is this.

And I thought I could put it on the wall by the door, like this.

I'd like to be able to do something like this around the washer and dryer.

And for the wall opposite the shower, I'd like a tall cabinet to store a broom/mop in and the tall open cabinet for beach towels and some lower cabinets for folding area. And upper cabinets for more storage.

Does the layout look ok? Any ideas for improvement.

It works, but if you expect sand...
Everytime someone needed to come in to potty, they are going to track sand all the way through the entire space (because the toilet it in the back).

And, if the laundry is secondary laundry, I'd probably consider stacking it rather than dedicating that much floor space to machines.

Maybe think about the flow of traffic into/out of the room with the needed "zones". Toileting being different from laundry. And, you might want to include a drop zone (think aerated hamper) near the laundry for those towels.

Ah, good point about the toliet and the sand. I knew we needed a fresh set of eyes.

We have considered a stackable washer and dryer, so it's good to hear someone else mention those again.

Ok, then! I won't remove the framing when I get in to it. I have not the faintest idea if they installed a vapor barrier when they originally installed all this stuff - but, since the mold/mildew I saw was in a fairly small area, I think they may have, and whatever moisture problem I had in that area is from a different cause. I found an excellent article about mold and mildew problems, but I neglected to save the link. It taught me a lot tho. I am aware that whatever it was will never truly go away, but I don't think it is currently active. I also don't think it was from the bathroom moisture, because it is about 6-10 feet farther down the wall, in the "cellar" section - separated by a stud wall and all that distance. Of course, it COULD be, no doubt, but I also believe in KISS, and that would tell me that a different problem was the cause - like perhaps the washer exhaust repeatedly backing up into the cellar area. We have an existing exhaust fan - but I've realized, reading here, that we should be more rigorous about using it. So I'm back to the original concept - 1/2" concrete board for the wall tiling! I will guess the current insulation behind whatever is there now is fiberglass - most of the house insulation is, and I know other areas of the wall inside the foundation are fiberglass. Foam could be arranged, I suppose. You are thinking of urethane foam? Thanks!

Congratulations on building your new, small home! Our family of four just moved into our 1200 sq ft house. We chose to put our laundry in our main bathroom (with a shower); we were able to eek out a second bath with a tub. The shower stall is a Fiber-Fab model 38 and we are very pleased with it and totally recommend. I insisted on a side by side washer and dryer so I can have a shelf above them for three baskets to sort the dirty laundry. Our's was a total gut renovation that stayed in an existing footprint, but I'll include our drawings here in case it helps you. We've been here for about 6 weeks and we are very very happy with the floor plan. We are doing our best to be very discerning about what we bring in to the house and so our furnishings and 'things' are very minimalist right now, but everyone who visits comments how spacious it feels. Our master bedroom is pretty big (we have a king size bed and still have a lot of space left.) If I could allocate some master bedroom footage and the little mudroom footage to the kitchen, I think it could be perfect, but we did the best with dimensions we had. When I was younger I owned a townhouse with a stackable set in the master bathroom, the small kind of stackable ones. It was fine. Maybe I was young and happy to not go to the laundrymat. For my current remodel I had considered it but decided against it. But that's just me. As a potential buyer, I would not want to look at a W/D in the bath. Can you put them in some sort of cabinet? I've seen pics where people put them side by side and have foldable doors to cover the front of the W/D, so it looks like a cabinet. Looking out the window when you fold laundry sounds great. Will you have some sort of expandable rack to hang clothes as you put them on hangers? I'm not clear on where the bathroom parts will go if the W/D are under the window, but I'm sure you'll figure it out. Maybe you can consult with a designer or someone skilled to help with the layout, maybe someone at a kitchen and bath design store or ? Maybe a 1 hour consultation would reap some good ideas. (?)

"My hall bathroom is on the other side of the kitchen so electric and of course plumbing already there." Not really. Each appliance will require its own electrical circuit from the breaker panel. I have a ventless dryer. It exhausts a lot of moist area which is okay because it's located on a hallway and exhausts into a large open area. I think that a ventless dryer would make a bathroom miserably hot and moist whenever it's operating.

I would do the stacked as well if its just beach towels, swimsuits, and shower towels. Where is the door to come into the house from the bathroom? Am I missing it?

Don't forget a place to store swimsuits (in all sizes for the inevitable guests), sunscreens, goggles, beach towels, and bath towels. It would be nice to have a small storage area for a few clothes, pjs for kids to change in to after showering so these shower towels do not migrate into the rest of the house. Wash them where they are used.

You will need a few hooks to hang wet swimsuits on to dry, preferably over a sink.

Okay, so thoughts:
Is door placement set?

I'd put the toilet near the door, with sink next to it.

I'd put the shower in a back corner

If this is a basement, I'd put a drain in the floor of the room (and maybe leave it concrete floors so I could potentially hose the whole thing down?)

Laundry in a back corner (other corner)
Hanging things between laundry and shower

storage/hooks/etc along other wall

sink near door.

I think I went around the room.

If you have the option to put the door in the center of the room instead of the end of a wall, that might be best. But, you can play with that a little.

We would like the door placement to stay where it is, as that would give easy access from the outside and then we have the full wall on the other side.

I don't know if this is readable, but here is the basement floor plan that shows where the exterior door is.

Great ideas everyone! Thanks so much for the input. You've given me lots of food for thought. I really appreciate the ideas. There were several things that I hadn't thought of.
