WWYD? Asbestos in drywall joint compound and texturing
Comments (18)Hi, I just read this and wanted to give you a little reassurance. I live in Denver too and I can tell you that your issue is the norm here, not the exception. If your house was built in Denver during that time, it is going to have asbestos in the texture and joint compound. The last owner probably didn't know because they didn't have the same rules for testing before doing remodeling work back then. Or they did know and didn't disclose it to you. But it would cost you a lot of time and expense to prove it. The important thing is to not freak out. There are lots of homes in Denver that are in the same boat. We are in a super tight housing market here and your home is probably still very desirable. If you sold right now, you would probably take no hit what so ever. I friend of mine just listed their home with asbestos and led paint in Denver for 1.5 million. Just be sure when you disclose it, that you keep your disclosure brief and include that the areas that tested positive for asbestos were professionally removed and remediated. Something like: "Asbestos was found in the kitchen area during a remodel and was professionally removed and remediated." Our disclosure forms in Colorado include a box that says "I don't know" if you really don't know for sure if there is asbestos in other areas of the house because they have not been tested, check the "I don't know box" for asbestos on the disclosure. Then write in "Asbestos was found and professionally removed from the kitchen during a remodel." Then you are providing all the facts and leaving it up to the potential buyer if they want to do additional testing after they purchase the home or do any remodeling. But seriously, don't feel bad. I would have called that a defect and fixed it before shipping it, and there are several other spots on the table that may be less apparent to most, but tell a story of rushed production. You don't expect a uniform color, but should expect the variation to appear somewhat natural, which that doesn't. You shouldn't be able to clearly make out the diameter of their random orbital sander. If they had taken the time to blend the two void fills or move them to the edge of the table, it would be a lot less noticeable. I mean the area is right next to a sapwood line, just hand sand it and let it die into the sapwood and it would look like a feature. What constitutes a defect is open to some debate, I guess. Your island looks like good quality work, the table doesn't. I would contact the manufacturer and see if they agree this is how it should look. Skip the retailer altogether. Note: I am not saying you should threaten or make a scene, just write a polite email with the above spot outlined and ask if that is an "intentional feature" of the table or a problem with the finish and let them respond....See MoreAn unusual dilemma WWYD
Comments (26)Ollie, I think today's grandparents tend to buy more gifts than when I was a kid. Well, I wouldn't know, but the technology was pretty limited. I was really into dolls and getting one special doll was a big deal for me, but my parents gave us much more because we were also a small family. Two years ago after DGS got his iPhone...the parents wouldn't give them one until 7th grade...I noticed he was using his almost adult fingers trying to play a game. I loaned him an extra rubber tipped stylus to use and he loved it. For Christmas I got him rubber tipped and pointed tip, but not Apple's stylus. Way too much money for that, $100! Three weeks ago I went up there and asked if he had any extra rubber tipped stylus he hadn't used yet. He didn't then showed me his Apple pen. I do think older children, around 10 or so, definitely notice the difference in prices if one of their siblings got something a lot more expensive. Comments (26)trying to find a vet who was experienced in the care of giant breeds was a daunting task. the average general practice veterinarian around here just isn't, the reason being there just aren't a lot of owners of giant breeds. after many instances of ME trying to explain to a vet what the problem was with my dog and making suggestions as to treatment options that, more often than not, fell on deaf ears, i finally found a vet who will actually listen to my concerns and even ASK ME the treatment i would prefer for the best outcome. when it came time to have my current 2 young danes neutered/spayed, she flat out told me that she was not comfortable doing the gastropexy (commonly called "stomach tacking") procedure as she did not have a lot of experience with it plus she was not equipped to do any procedure via laser and or laparoscope. i had the opportunity to have both dogs spayed/neutered by an experienced vet who was 4 hours away and that is the one i chose to go to (he was/is the vet my breeders have used for years). i did take them to my regular vet for post surgical checkups and suture removal and even though she didn't do the actual procedures, she did not even charge me for this. thankfully, she is young and won't be retiring any time soon! i've had several instances when urgent problems came up and this vet has always been able to squeeze us in....See MoreMags438
