What type of water heater are you putting in your new home?
Comments (23)ncamy the gas fired tankless units I have looked at (and the ones I have - Rinnai's) will not work unless they have electricity to operate the digital controllers and the electric igniter. But the amount of electricity required is very small - probably less than a few amps. I put the outlets that my Rinnai's plug into, as well as my well pump, on my backup generator so that when power is out, i have both hot & cold water. If you do decide to go with tankless - only consider gas units. The electric whole house tankless units require a lot of current - far in excess of what your typical household backup generator can supply. On the flip side, tanked systems are much easier to implement a recirculating system. With a tank - all you need is a small pump and the return loop line. With a tankless system, you have to add a small holding tank on the output side of the tankless - and that holding tank will most likey be a small electric tank (mine is a 4 gallon tank). If you don't put that holding tank in, then your tankless units will fire whenever the loop pump is running (could be for hours) since they use water flow to detect when to turn on. And if that happens, you will hate your gas bill. You can also look at a hybrid system. As an example: if your second floor suite is mostly for occasional guests - use tankless for that suite so that you don't have to continuously cook water with a tank. You could then use a tank for the master suite. You could also look at point of use hot water tanks which could service a kitchen or bathroom sink. Point of use units require an electrical outlet (most require a dedicated circuit) to be installed below the sink. As long as you plan for it ahead of time - this isn't an issue. But adding these outlets after the house is done can be a challenge.. There are many possibilities for the hot water power plant - all of them have strengths and weaknesses. But none of them can overcome a poor plumbing design. You have to look at your house design and determine the best way to plumb it for the hot water - always keeping in mind that the longer the length of the main feeder lines to the source, the longer the delay for the hot water. It is also very hard to get a perfect system because of the way houses are typically layed out and constraints for running the pipes. Unfortunately, the hot water plumbing design is generally an afterthought. During our build, we did think about placement of the tankless under the master suite but never realized that this selection would cause such long delays in the kitchen which is over 100 feet away. Thankfully we were able to fix this issue witha recirculating system but it isn't an optimal solution. Hopefully you can avoid these pitfalls....See MoreSuggestions for stopping ants from infiltrating bathroom
Comments (3)Terro liquid ant bait (in snapoff trays) works for me, on the little ants that come in spring. Get them at Lowes or Home Depot. In fact I am entertained watching them crowd around the stuff, taking it back to where they came from (the light switch plate!). They even take away their own dead ants! Comments (80)Thanks Tartan- I was hoping you would see this. Yeah, the thing is for the offwhite it's in the reviews that people mention it is more of a gray than a cream... I can't tell. I know originally we felt that off-white was the way to go. The depth on this one, chatham is great (it' s the skinniest one of all the ones I considered). The reviews are outstanding- but the color scares me and the mahogany, looks good. Although my coffee table and end table are wood ( I think fruit wood). The size thing came up because I keep seeing suggestions that the console under the tv should be about 1/4 to 1/3 larger than the TV. The tv on that wall is not really centered on the wall- there is a light switch which I kind of didn't include in the wall. It was the outstanding decorators above, Flo and others who said I should go about 52-55 inches wide. Help me out, the TV is a 50 inch (diagonal) so the width is about 44 or 45 inches. !/3 larger would be 60 inches, 1/4 larger woudl be 55 inches. The Chatham is 52/53 inches. You see why I can't decide anything? I did use tape to see and I will post those pix here. This is 52 inches And here is 60 inches. Do I have the tv stand butting up to the window or leave room like I have done? FWIW, the kitchen is my other next project so while it adjoins the living room and all, who knows what color wood I will have there. (debating wood vs off white. that should take me maybe another year to decide lol). Originally a few said that I shouldn't go for more wood tones, so that keeps me back to the off white. What do you think? I will repost some of the pix of the room that are further upthread. This below is across from the TV wall. other wall with fireplace. So what TV stand belongs in my room that I will be happy with? How's your clairvoyance working??:)...See MoreHelp with furniture for new build!
Comments (3)Hi Kathi, We are not too far away from you in North Van! :) We have a sofa, chairs, ottoman. Made by Van Gogh Sofas and we bought from Novo Furniture on Main in Vancouver. I think their factory might actually be in Coquitlam. It’s great because it gives us the sectional we want but can be changed if we change our mind or want to reconfigure etc. We love our table from Once a Tree. They make custom tables. Also in Vancouver. Your layout doesn’t have room dimensions so it’s hard to tell if you have space for a big table to be honest. Chairs we have are an eames knock off style. Also from Novo. I would not get a bench. Live edge tables are lovely but a bench is not. It’s not nice to sit on as an adult at all. We have a live edge powder room vanity that is from Union Wood Co another local woodworker again in Vancouver. Once the house is framed and you get a sense of layout etc measure out, in the space with tape and cardboard, how big furniture you have your eye on is. You need to make sure it really fits....See More- 10 years ago
