Final floor plan? Crunch time!
Comments (68)The problem I have with books is that they always seem to be dusty, and the shelves tend to get cluttered and disorganized. My collection of books isn't likely to be found at even a big library; I have a lot of technical books about things that interest me, plus obscure first editions and the like. I suppose I could store most of them in the bedroom. The bed will be between the two windows, with a small dresser and TV directly opposite, on the bathroom wall (that's one of the reasons why the bathroom door is around the corner). I could make built-ins on the section of wall, and put our smallish bedroom TV in the built-ins. Today's TV's are so slim, it would fit on a standard bookshelf. I've thought about putting a TV over the fireplace. There was a thread somewhere on GW about that, and some of them were beautiful, with attractive doors covering the set, or even a painting that slipped out of the way at the push of a button. I'm going to go to great pains to make this a vintage cottage, and there's nothing like a big ol' TV to spoil the impression. There's also enough room in the dining part of the kitchen to hang a 22" TV in the corner between the window seat and the north wall. That way, we can sit at the table (not shown) in the morning while we have our coffee and read the paper. We both get up WAY before Mother nature, so there won't be anything to see outside the windows. We have a bad habit of carrying our dinner into our current den to watch TV while we eat dinner. This way, we could continue the bad habit without having to leave the kitchen LOL! That just leaves a computer station. I'm going to switch over to a laptop soon, so I can use it anywhere, but there needs to be a spot for the printer, router, etc. I don't want the computer in the parlor, because it would interfere with a TV watcher, or vice versa. Same goes for the BR, since we often go to bed at different times. I guess I'd set up the peripherals in the basement, and use the laptop in the kitchen much of the time. Our current computer is just as close to the kitchen, and it doesn't cause a problem....See MoreHopefully Final Floor Plan. Please comment before we finalize
Comments (25)Littlebug has a point. We've discussed the powder room/mudroom situation before, but here's another possibility. Mary- I know you DID have a bay window on the back of the house, at one time. So let's say you did it again...with a little banquette. Then you could have a breakfast/game table with built-in storage on the opposite wall. The island/table would give you plenty of seating for entire family (as would the dining room) and the breakfast/bay table would be great for drinks, games, snacks, etc. And a pretty view out the back. I would also add windows back to each side of the range...and maybe a wall oven with microwave over it. Great for a baking area! This also gives you room for a larger mudroom (storage on both sides) and a little hall to the bath, with linen closet. Just a few ideas :) Along with one of my favorite pictures........See MoreI think I have my final floor plan
Comments (22)Dorothy - if you're putting in a 2-bowl sink, then I don't see how you can possibly fit a decent-sized one in the corner and still only take up 42" (not counting the pullouts) on each side. 2-bowl sinks should be 36" wide to have decent sized bowls. If you're putting in a 30" single-bowl sink, then 42" is about right. A cooktop or range of 30" will take up around the same space as a 30" sink. is that a 30" in your plan? I thought it looked like 36" (it wasn't labeled). The difference is that you will spend far more time at the sink than the range/cooktop and it is very rare that more than one person needs to work at a cooktop/range at the same time. Kitchen work studies show: 70% or more time spent in the Kitchen is spent preparing a meal or snack - uses the sink 20% or less is spent cleaning up - and that includes not just sink work (hand washing a few items), but also non-sink work such as loading the DW (if you don't pre-rinse your dishes), unloading the DW, clearing the counters & table, wiping down the counters & table, and sweeping up at the end of the day. - uses the sink 10% is spent cooking - stirring, adding ingredients, watching food cook Based on the above, no more than 10% of your time will be spent at the cooktop while 90% or more will be spent at the sink - so it makes the most sense to have the range/cooktop in the corner where it's used much less and the sink out on the straight run where it's more accessible and easier to use and allows you to have a wider sink base & overall sink size. This is how a 30" range would fit. BTW...how wide is that "south" window and exactly where is it located?...See MoreDo I need to expand or can I make my current floor plan work better?
Comments (2)So, what is upstairs? A master suite? I do not suggest going into debt to renovate your mother’s house. If she has money for the renovations, fine....See Morepractigal
