Adding new AC unit prior to sale

I rent out a condo unit (2500 sq. feet, 2 bedroom, 2.5 baths, great location) with a 20 yr AC unit. I live in the SW desert so AC is a necessity. I have been repairing the unit as it breaks, but am considering replacing the entire unit. The tenant's lease ends next Oct. I will rent it to her for as long as she likes, but if she does not renew the lease, than I will may put it on the market (vs. renting for another 2-3 years). I am hoping to get 345000 for the unit. Would a newer AC unit be expected by the seller? Would I recoup any of the money or will it just help it sell faster? I'm also considering replacing the gas hot water heater also.
