Finally Listed our Cabin Home

We finally listed our previous home. My husband dragged his feet on this as its his idea of a forever home but it was too small for our needs.

Here's what we've done:

Bathrooms updated, new architectural shingle roof on home and garage, 2 yr warranty parts & labor on dual fuel HVAC unit, new flooring.

What we haven't done, the kitchen. For those that followed my previous threads we had plans to add on but ended up getting more with an existing home.

IMO a few things should be done but realtor said don't do a thing, just list. It's been 11 days and we've had 7 showings.

Home is stockade style northern white cedar.

Houseofsticks, I remember your old posts with your expansion plans! Did you guys find another house in the same area? It is much easier to move than live through major remodelling. Glad you found a house that fit your needs. Good luck selling the old house!

I have the Miele speed oven on my list so can't wait to hear about your experiences with it. We are going to stack a Miele Speed oven under a Miele Steam oven. At first I wasn't too keen o the black glass but repeated trips to the appliance showroom and well....I kinda fell in deep like with the look. Yours looks great stacked with the drawer. I have been going back and forth between the Bluestar and Culinarian range and decided (yesterday during a Bluestar 4 hour cooking demo) that the Bluestar was the right range for us and it really came down to looks for us. I think both are awesome! Post more pics as you get settled!

mwedzi, we were up front with the apartment rental agent that we were in between homes. Every month, when I brought my rent check in, they asked, "Did you sell your house?" When our old house did finally sell, and we found a new house, we told them and gave them a date for moving out. It was a month and a half before the lease was up. We were prepared to be responsible for that last month of rent. You are right that is in the lease, but they rented the place quickly and reimbursed us the half a month we paid for already and we didn't pay for the last month. We also got our entire deposit back. Landlords like folks who are in a position to buy a home because they tend to take care of the place and get their rent in on time. I suppose it is because they have their financial stuff in order enough to be in a position to buy.

Chispa, We did find one in the same area (4 miles away) with the same middle and high school. I loved the plan that we had come up with but in the end it was taking forever. Our new home Checked all the boxes (something that didn't happen in 10yrs of looking. We still have Reno to do but it's not a necessity. My husband still calls the cabin "his" house but last month he was finally tired of mowing both yards (almost 6 acres of land divided by 4 miles). So I got the go ahead to list. We thought about renting but could not be sure any repairs were going to look good enough to move in once we're empty nesters again.

Littlebug, No, just a Jeep family-well these are hubby's.

SaltiDawg, No thankfully...the airport is small craft private planes and we aren't in the flight path. I have friends that live on the airport frontage and its still a non-issue due to small engines. They also provide a nice walking trail and bike path around it and have parking for kids to watch.

We've received 14 showings in the 3 weeks, feedback is good on price. Hoping some one enjoys it as much as we did.

17 showings in the month, no offer yet. Feedback is good on price. We think it will take time to find the right buyer. We remain hopeful but homes in the area are selling so realtor said we could lower price though all feedback states price is good. I'll be looking for a saint to burry soon:)

Is it near good fishing, hunting, popular lakes or anything? If so, I'd emphasize that in the tour. It seems like it would attract someone as a vacation home/weekend home if it is near any of the above items. And someone that would get a home to "play" out of, will generally have the credit/funds to easily qualify for a loan.

Your home shows very well. What is the average time homes are staying on the market? If yours is past that time, then no matter what people are saying, it means you're priced too high. Just sayin.

Most homes are selling in my neighborhood @ 6 mos. but obviously hoping ours would sell quickly.

Update-After 90 days on the market we reduced the price to $160k (a $7k reduction). We received 4 showings and 1 offer that week. We negotiated with a bit of back and forth to $150k, 30 day closing. Here's the kicker though, a dozen scheduled showings but the buyers gave us zero time so we have accepted the offer and will still show.
