Suggestions for ew (and old) furniture advice and decor for new build

We will be building a duplex townhome at a mountain resort town in a couple of years with our DD & SIL. It will be our retirement home and and starting to think about furniture. Not much will made the move, but a couple of items --my MIL's 1950s Drexel dining room set (or parts of it) because DH loves it and I really like the irony of the knotty pine and chippendale style. The the other thing we are considering taking is an antique 9ish by 12ish oriental rug (a bit to formal for me, but it is a fine one and I'd like to make it work). The house will be mountain modern/transitional. Walls will probably be Navajo awhie (or similar) integrated plaster and wood trim and probably stained wood cabinets (just because I've had painted cabs for 25 years and ready for a change. I'm leaning towards linin drapes simply because that's what I have also had for 25 years and still love them -a $900 trip to the cleaners every few years and they still look brand new. Favorite colors are camels, ashy grey's, taupes, blues and some reds. Favorite retailers tend to be RH and room and board (convenient). That said, we're open to any and all suggestions - color schemes, flooring, cabs, furniture, fireplace design, etc. -- completly open to anything. Just have fun and think of this as a DAT. Thanks in advance - You people are so are great!

Living Area Floorplan (not completly firm and kitchen plan is still very preliminary) Living and dining will be vaulted and unsure about kitchen. Upstairs is over the fron of the house only.

dining room furniture and rug (just added RH side chair I an considering). The table has three extra leaves, but most of the time will be set up to seat 8.

When was the house itself built? The interior design aspects are on point with the mid 1980s but the architecture is earlier mid century. I can't really picture someone building a house in that style and decorating aspects of it in late Modernism/post Modernism at the same time. I can picture someone updating a 1960-odd house this way.

I want to put a table and chairs there but it looks like the builders installed the light fixture off centered. I suspect they placed it off center to allow for a walking space between the dining table and the island. If you don't care for the fixture -- and I don't either, so plain, doesn't coordinate with the island pendants -- change it, but I would not change the location. Furthermore, if you change the location, you'll probably have to "swag it", and I doubt that's the look for which you're searching. I recommend moving in and actually placing your dining furniture to determine the scale and room needed. Good advice. Go ahead and place your existing table ... then you can judge whether you need something larger /smaller /different shape. Do Nothing now. That "dining space " is too small to be considered one, unless a table for two under the window. Oh, come on. It's not a huge space, but it can certainly hold more than a two-top.

Patricia Colwell Consulting: Floor, Mannington "Century Pebble" LVT, needed to be rigid core. Looks like terrazzo, light gray/tan. Thanks for reminder about "stuff". We are wanting to keep the space fresh. Getting new furniture, decor is taking weeks, even months these days. Only piece I'm emotionally attached to is table from family but that will get update. The space out door will have a deck, then be integrated into green space, plantings of perennials (pinks/whites), trees, bird baths/feeders, open country, sunsets. New fire pit. Privacy isn't a huge issue but will want to have an option. It's also NORTH exposure/back yard, gets mid to late afternoon sun. Trees and distance to the neighbors. Room is for relaxing, decompressing, restoring, staving off winter blues, enjoying a meal with nature. I want to read/art/music, my guy wants tv (I don't but I won't win that battle). It will have a Tiara II Heat N Glo direct vent gas stove in the corner. It is very comfortable.

I don't think you can go wrong with narrow builtins around the fireplace, under the windows. The space can't really be used in another way, and having storage is always a plus. Think carefully about whether you want closed or open storage, or a combination. I also think the soft green you had on your accent wall would look great in your new dining space. Greens always look good with wood. If the dining area has a lot of windows, you could use a deeper color. I'd keep the rest of the main spaces one neutral color. You can use the third option from your builder for a different bedroom color, which I think is always nice. I'd make a floorpan with actual dimensions, and measure all your large current furniture pieces. That will help you see whether or not they can fit in the spaces, or if you should sell them prior to the move. I wouldn't buy anything until after you're in. If your hutch can't fit in the dining area, you may be able to use it on the far side of your living space, across from the fireplace, in an entry, or another room.

Thanks for bumping. Attached is my drawing of the main floor combining our architects preliminary plans and my suggested tweaks. There will probably be a few more changes after we meet with the architect at the end of this month. Best Views are definitly our back (creek and green belt). Althoug not noted, both front porches are also covered -- required by the architectural guidlines. Our side is the right and will have a guest suite upstairs (the small bedroom downstairs on the right is really an office with a Murphy bed. The "kids" side will have a master and another bedroom upstairs.

And I'm afraid that rug won't make the cut, just a bit too floral for the style we're shooting for -- i love it though. I'm hoping to find a rug more like this:
