The plans you posted second are still hard to read, and are a little different from the first set. But, why is the coat closet in the family room, with the lovely foyer going to waste?

It's hard to see the kitchen in detail, but it looks like everything is in the bumpout? What in the space between the coat closet area and the bumpout?

What's with the garage? What's with the angled room for billy's room? and how do you get into the media room? Nice master bathroom, but why would you want to enter your master bedroom by first having to pass your closets? UGH!

French doors to deck should open out to deck, not in. Dining room seems small.

From what I can tell here are my first thoughts:

I would agree to move coat storage to that lovely large foyer.

I really like the exterior look of the house, simple but not boring.

Closets: the downstairs bedroom's closets are small and oddly shaped, what is in the square one? I would have doors that open a greater width of reach-in closets. Otherwise stuff gets lost in the corners. Maybe double doors?

Upstairs the master bedroom closets are much too narrow to be walk in (I think you want about 7' minimum for clothes on both sides or 5' for one side only). I would switch to reach in closets.

For Bedrooms 2 and 3 and I would also switch to reach in and have a hall access bath between the two closets rather than Jack and Jill. I am not sure how well the laundry room location will work for venting the dryer.

Looks like you might be missing a door, I can't see how you get into the office/media room. I might try to reconfigure that whole corner to reposition the laundry. There is a lot of hallway upstairs so I think you have some room to play around.

Otherwise I can't read dimensions or really see what is going on in the kitchen. Looks like you need a higher resolution image.

The first plans that I posted were ones I had saved in my Google Drive. The second ones that I entered as a comment were slightly more recent- they are pictures of the hard copies that I have. I am going to attach some pictures of sections of the house (from the more recent hard copies) in the hope that will be clearer. I'm not sure if there is an easier way to share the plans that I am not thinking of- and I apologize for the overload of pictures.

bpathome- Funny you should ask about the coat closet. The house that we previously lived in and sold this past fall was a split foyer. I hated every second of living in that house- because of the foyer. If there was ever more than one person going in or out of the house there was a back up. No place to go to take off your shoes, coat, etc. There was a closet originally planned at the bottom of the stairs but it brought back bad memories of stairs being blocked/people standing outside while people block the front door trying to hang up their coat. But I do understand what you are saying- the closet is pretty far from the front door. I am going to reflect on one! It is hard to not let your prior experiences in a house cloud your judgement, and that might be the case for me!

cpartist- I didn't even think about the patio doors. Excellent point. I agree the dining room is on the small side. We will take a look at that. This is one area that my husband and I disagree. I wasn't on board with a separate dining room but he really wants one.

chewla- Great advice on the closets. The closets (especially in the guest room) were something that we modified because we didn't like how the original plan bumped out the wall where the fireplace was. We thought the smaller closet would be for guest-ish things and we could use the found space in the other closet to store seasonal items. I agree about the Jack and Jill bathroom, my husband likes that they have privacy- hmm, another thing to discuss. I keep thinking that if we have a house full of family visiting it would be nice to have a bathroom accessible without going into a bedroom.

Where's the cooktop?

There's no access to the office and play room! Their little shared hall is closed off lol!

The JnJ bath vanities have no storage space and no counter space. If it were a shared hall bath, it could have plenty of both, and serve the office and playroom. It wouldn't even need two sinks.

For the coat closets and entries, I'm curious: do you usually use the front door? or the mudroom door? How old are the kids? The second pic you showed of the entry is better than the first, the closet is closer to the foyer but still not in it. Is that the guest closet, or will you all use it, too? What is your climate: is there snow? a rainy season?

Regarding the dining room, give in to your husband and then turn it into a tv room/music room/game room or even better still, a MOM ROOM! Just make it a point to never quite find the "right" dining room set. ;)

I played around with the first floor a little, not really knowing how your family lives or who the guest room is for. But here goes: I thought the family room was working too hard as the entrance into the house from the garage and mudroom, and holding the coat closet, and being the diagonal access to the guest room. So, I turned the mudroom into the guest room entrance. It's a bit more private, and leaves more of the family room for furniture and sprawling on the floor. It also gets the closet away from the wall opposite the bed in case you want to put a tv in there. I don't think guests really need a walkin closet, do you? I also flipped the bathroom so the little open niche can hold a small chest. If you need more closet space, there is still room.

Then, I stole a little space from the garage for a guest closet by the front door.

The no-man's land behind the stairs is now the family entry from the garage. You are no longer entering through the family room, I imagine that you might be like my family where your first destination is the kitchen, the bathroom, or upstairs. The garage entry is closer to those. (That utility closet was not very useful, it was big enough to hold lots of stuff, but too small to get in there to get to anything) I'd suggest lockers, cabinetry, etc, for that area, to keep it tidy so you don't have to close it off.

Since you have the extra width in the garage (love it), could you steal some of that for a mudroom, too?

Post the kitchen in Kitchens for their take, they are so good with aisles and zones.

Upstairs, could you move the laundry room to the lower left corner of the media/play room? Then it could vent easily outside, and by changing its shape to fit the space, you'd have a nice rectangle with room for folding and storage space. Maybe even a sink, if you use the playroom for crafts.

Something about the stairs bothered me, maybe it's that the foot of the stairs didn't relate to the rest of the house at all. And it made the foyer so long and narrow. So, how about this: the little turn is now the foot of the stairs. The foot is still near the front of the house (so that it works better upstairs), but it leads a little more easily into the living spaces. And think how nice it would be to decorate at the holidays if you do that kind of thing, with garland going up the rail. Maybe a small table in front with a petite lamp. Also, I just don't like coming in a front door and being faced with stairs going up (my house is like this, and no, I don't like it!)

And, to give more peg space at the garage entrance, I moved the basement door to the side. This probably requires some finagling of the basement stairs that I don't know how to do.

This also changes the second floor landing to end facing the master bedroom. Hmm. Maybe it could still end in a turn at the top?

Bpathome- The cooktop is across from the island. There is counter space on each side and the refrigerator at the end. Good idea to also post in the kitchens forum. Some background on my family and how we will use the space: I have a two and a half year old and a three month old (and our family is complete!). You are correct. We will use the garage entrance. Guests will use the front door- but it should get plenty of traffic. My brother and sister in law just built next to us and family & friends are often visiting. Our goal with the guest room was to have a place on the first floor where our parents could come if they needed to stay with us or that we could someday age in place. In the meantime our parents visit often and they live several hours away. I forgot that we did point out the dilemma of getting to the office/playroom to our builder. Too funny! We live in Maryland so we get a little of all weather. You have some fabulous ideas! Thank you! I am looking forward to meeting with our builder again to tackle these issues.

I would recommend mocking up how your furniture will fit in the space, for me the master would have a lot of wasted space, and the closets feel small. Also I'd make sure to put floor outlets in the family room, all furniture looks like it will have to float in the room, we neglected this and it's a pain. Good luck with your build.

If you are planning on your parents staying in the guest bedroom, then make sure that is a shower and not a tub. And make it a curbless shower so when they do age in place, it's easier for them and safer. Also when you build the tub and toilet area, have your builder reinforce behind the tile in case you need to add grab bars in the future.

Oh and enjoy your "dining" room. ;)
