Can I remove 75% of a Giant Bird of Paradise?

I have a 25-30 ft GBP that is about 40 yrs old. The root base is around 8-10 ft in diameter. I'm in California. I need to remove enough roots to build an addition and leave the plant about 3-4 ft away from the house. Can I dig out 75-80% of the root/plant and have a good chance the rest will live? Can I put in a root barrier to keep it from maturing in the direction of the house? I'm thinking it's a job for a chainsaw and about 4 guys. Thanks!
