Tub or no tub in master bathroom

Hi,

I am about to remodel my master bathroom. The house has 4 beds and 2 baths. There is a shower and a Jacuzzi in the master, and a shower/tub in the guest bathroom.

I am considering removing the Jacuzzi and installing a walk in shower. In the near future, I am also thinking of removing the tub in the guest bathroom to have only a shower. Which means no tub in the house anymore.

What do you think? Should I go with the walk in shower in the master bathroom, knowing that in the future the one in the guest might also be gone? What about the resale value of the house?

i've come around to think its ok to have have no tubs as long as you arent planning to move soon soon and you dont live in a hyper-family area. but its a good idea to make a shower in a tub footprint, so a potential buyers could say 'well, we could put a tub back in that spot'.

you will lose a few buyers here and there no matter what you do. you own the house, you should do what you want in it. but go with the shower you love in the masterbathroom and deal with the guest bathroom when the time comes.

I think for resale you do want to keep one tub in the home. I don't think it would affect resale significantly (and may improve) to lose the tub in the master. I think it is more common that people are doing large, luxurious showers in the master (we did as has anyone I know personally who has recently done a master bath remodel). There will always be some buyers who want a tub in the master, but I think in general one tub in the house will work for people.

Well, you sort of have to use your imagination with this photo. It shows the tub location with a moderately sized window right over it. Widow is second floor and overlooks a lake, it's totally private. Put a pleated window shade over it, I think it's Hunter-Douglas? It's a top-down, bottom-up, which is great in a bath. If privacy was a factor, you can use the "bottom-up" feature to just have the shade cover the bottom half of the window, so you still have privacy while still maintaining a bit of the view and a bit of the natural light. What do you have on the wall above your master bath tub?

I have 2 windows (with faux wood blinds covering them thank you) at right angles above the tub in the master bath, so no wall art there. However, I do have a prominent piece of wall separating 2 mirrors over our vanities.........This wall is crying for something but I haven't found it. The other day, I saw some really pretty decorative wall clocks and have been thinking about that. For some reason I wasn't sure if it would be odd to have a pretty wall clock hanging there, although honestly it kind of makes sense. What do you think? The ones I saw (at Ross or TJMaxx) were round and had nice detailed frames. I am linking a nice substantial one I just saw on the o site, just wondering what the decorating experts here think of a decorative clock as a piece of décor in a bathroom.square not round but a pretty clock

"Isn't it funny how so many who have the tubs never use them yet when people look for a home they love seeing a jet tub in the master bath? Is it just the "thought" of that magificent soak we all wish for but never take that puts in our minds that we must have the tub?" Ditto with all the chef kitchens with professional ranges. In my area, hardly anybody cooks in their chef kitchen because everybody is too busy. OP renovates for resale, i.e. bang for the buck, which isn't necessarily primarily for functionality.

thank you. I have a large garden tub, and because I don't always use the jets because it take so much water to fill the large tub the water smells like sulfur or something. We have filled the whole tub to get above the jet line and cleaned with bleach and that seems to work. But it would have to be done every time I think. Do you know about the new self cleaning tubs I am reading about? Ozone run??

This decision may depend on whether you currently use the tubs right now. If they haven't been in use for some time now, then perhaps it's time to move on... they probably no longer fit in with your lifestyle. Save water...

I would love a luxurious spacious master shower. For resale, you probably want to keep at least one tub, probably in the "family bath" because you don't want to rule out buyers with small children who need tubs.

For resale you should definitely keep one bath. People with young children will need a bath and a lot of people like having the option to be able to take a bath.

We passed on homes that removed all tubs when we were house shopping. For families planning on having kids or with small kids a tub is almost a necessity.
