Comments (20)Thanks for all your input! Yes, the floors.... well, I am certain that the floor runs under the island, and that there would be a change in color once the island is removed. But the island itself is only two 24" x 24" cabinets at an angle. The island that I would put in it's place would be bigger than that and straighter. Measuring where I'd put it, it should cover the spot completely. In addition, the floors (which are prefinished oak, not sure of the color... pretty basic) are 10 years old and in fairly good condition, but there are spots that are cupped and squeaky and will eventually need to be replaced and/or refinished. A project WAY down the road is to put hardwood in the DR and possibly the LR, and if we ever change the rest of the cabs, we might do the floor then so it will all match. I'd like to replace it with a more interesting floor, wider planks, more distressed. Don't know what I'd do with the island, then (can you move a granite topped island?) But I know I can't do the floors now. The island should cover any issues, though. My refrigerator door opens fine against that wall. I did have another thought, though. Try to follow this crazy logic.... My island is made up of two 24" cabinets. The two cabinets next to the fridge are one 48" cab. What if I got rid of the 48" cab, separated the island cabs, put THEM over on that wall and moved the fridge to the middle of that run, between the cabinets? (the uppers are are two separate 24" cabs, too... I'd move one to the other side as well). I could center the fridge. Do you think if I ordered Merrilat's laminate panel for either side that it would match after 10 years? I would love to pull the upper fridge cabinet out for that more built in look. The corner between the fridge and the wall would be a bit strange, maybe, but I could put the microwave there. Or the phone. Or a TV :) I don't mind the fridge where it is, but it is such a small doorway to the DR, I hate the big appliance there, and I am a very symmetrical person... I like things centered. (the cabs on either side of the stove bug me, too... one is regular, the other is glass with a shelf... not symmetrical! :) Now I could just be creating work for myself with the whole fridge thing. Comments (35)Ooops - I forgot a heartfelt thanks to all of you for help/support/ideas - many of you may not have known you helped or entered my life...but thanks thanks thanks!!! It is a little intimidating to post my "modest" little kitchen compared to these grand masterpieces out there-but hopefully you can see that a big change can be had for a reasonably low budget. My tastes are quite simple (or plain!)and the space was small, so I didn't have tons of options. The "fridge wall" is my favorite look change to the kitchen - it went from really bad use of space to looking great and being more functional. Love the wall oven - DH is 6' 3" and does bake a bit - so he really loves it. Sink with pull-down faucet is a dream - I like to just use it and clean it (for now) for fun!! Pull-out optimizer in the blind corner is growing on me. At first I was disappointed that it wasn't bigger...but I guess it didn't cost all that much (We love the granite - no greens there, pinks and reds and beige. Not so happy with the fabricator - wanted a smaller overhang on the sink reveal, and a few issues with wall bowing and backsplash not being flush to wall that we haven't yet resolved - but all in all, it is the jewelry in the kitchen that does make it sparkle! Soft close on the drawers and doors are wonderful - as are the full extension drawers. All in all, the kitchen feels wonderful and while there were disappointments along the way (wanted to externally vent but budget and time didn't allow)we are very very happy with the end result! Comments (5)So, on the right side instead of one 18"+ 30" wall cabinet (= 48"), do 3 of 18"? I don't think I could do that because the cabinets are here already, only waiting to be delivered. However, I do have 2 sets of wall cabinets 24" each (from the breakfast room that will no longer be used). I could have one of them cut to fit glass panel and replace the 18" one for one of 24". Then I would have on left side of window : 30" + 18" window right side: 24" + 30" what do do you think?...See MoreHelp me style my 430 sqr ft rental
Comments (6)Thanks for your input:) Here is some background to this place: We’ve been living here for 3 years and plan on staying for another 5 years or so (signed a multi-year lease). One of the reasons we were chosen as tenants in the first place is my husband’s family’s experience in building and our promise to keep everything in top shape without bothering our landlord - as many other tenants would if anything went wrong in the apartment. Since living here we made good on that promise - we added electricity points, repaired aircons and plumbing, redid the bathroom and the yard, all at our own expense (which isn’t much as we get wholesale prices on most equipment+material and do the work ourselves). We never asked the owner for money and he didn’t ask to be advised in design choices (though we always updated him before and after any changes were made). It works for everyone and that’s also why he doesn’t raise our rent from year to year (yearly rent raises are pretty customary where I live). Renovation of the kitchen is long overdo, some of the cabinets are practically crumbling on the inside, hinges are rusty and the sink has mould growing all around it, so it’s either we do it for free or he would have had to do it at his own expense by now. The kitchen will indeed be the first major renovation we are going to make, and I will definitely ask the owner if he wants to see the plans and have an input. But generally, we are going with a very simple, all white design that would not clash with any future tenant‘s personal taste. It‘s a bit complicated to explain what‘s the current layout of the kitchen and what is the plan for the new one, but I‘ll try. First, it’s important to note the existing overhead cupboards are very narrow. They can’t fit a large dinner plate, for example, which makes them very impractical as I can only store narrow items such as cups and some pantry goods in them. I don’t need all that space for those items alone. Second, the row closest to the ceiling is very high. I have to stand on the kitchen counter to reach the top shelf, which isn’t fun or safe or sanitary to do often. It only makes sense to store less used items over there, which I don’t really have (meaning I frequently use everything I own, which is really important for small space living), so all that space is pretty much empty atm. I could potentially have lower and wider cupboards instead, but my dinnerware and serving dishes are a truly exquisite handmade ceramic set my potter aunt custom made for my birthday. It’s such a shame they are all tucked away in the bottom cabinets these days, actually taking up some needed space for pots and pans. I know not everyone would like to display their dinnerware, though it would be pretty cheap to get a cupboard unit installed later on if needed, but surely, if the landlord objects to the idea of open shelving I will go with his flow as it’s his property. The two thing I actually miss having the most in this kitchen is a proper pantry and a dishwasher. Right now the pantry good are divided between two small cabinets: condiments, oils, sauces etc. are in the cupboard directly over the stove top and dry goods such as rice, pasta, canned food etc. is in the cabinet under the microwave. It’s never enough and not as accessible as I would want it to be, so the plan is to add a full size cabinet to the right of the stove, behind that divider wall. It will look like a continuation of the wardrobe but will actually have 5 or six deep drawers from the floor almost to the ceiling, that I can slide out to get a good view and reach of its contents. Moving all the pantry goods to that cabinet will also free up space under the microwave for a narrow dishwasher, which is the actual dream! Both my partner and I have intensely physical jobs and part of why we love living in a small home is we don‘t have to slave away on chores at the end of the day. Having a dishwasher will eliminate our ultimate chore! I believe any future tenant would love having a big, accessible pantry and a dishwasher. It’s way more than any other small apartment in our area has and will surely up the value of this apartment.
