Best flooring for my Arizona house?

It's been a year since we bought this house and I can't believe how much we haven't done. I am so frustrated on the flooring right now. Please help me decide what is best for us to use.

Rooms: either everything except for kitchen and front entry or everything except for kitchen, entry, bathrooms and laundry - all depends on cost and work

Type: looks like wood

Things to consider:

  • We have a pool with teenagers tracking water in
  • We don't want it to look cheap. Not expensive, but not cheap
  • 40 year home, middle class
  • If we don't do everything then we will be keeping the hall tile
  • AC costs are high. We've found if we cool off the house in the morning, making the tiles cool, then we save a lot of money. We would like to keep doing this to some extent (carpet is not an option - the rooms where we have it are hot!)
  • At least somewhat durable
  • Affordable

I have replayed the wood, engineered wood, laminate, LVP over and over and over in my head and I am STUCK! I've got too many emotions tied into this. Since this isn't your house, what would you go with on the basis of just the facts?
