WWYD- Question regarding fireplace

We would like to update the look of our fireplace and have built in's made for each side, along with a mantle and new stone surround. The TV will be hung over the fireplace as well. Our current fireplace is a prefab unit and my husband has been grumbling about replacing it with a gas insert. We have done some research and replacing it will mean replacing the entire chimney lining as well (to the tune of approx $10k for insert and labor). So then we decided we would just keep our current unit, but in doing additional research I found that these prefab units don't last forever and at some point will need to be replaced (it is currently 23 years old).

So, do we bite the bullet now and replace it even though it is still functioning perfectly or leave it and potentially have to replace it once our built ins are done and the mantle and stone work would have to be ripped out. I think I just answered my own question, ugh.
