Yes, pics would help, but I would also say that, if you have outlets in the walls into which you can plug lamps, or you have recessed lighting, you do not NEED either of those hanging lamps right away. If you're burned out, I think it makes sense to wait until you're re-energized and enthusiastic again, and then deal with them. Those are both items that are not easily or inexpensively replaced, so you want to make the best decision for you when choosing them.

You might check out Lamps Plus Open Box (link below). I had good luck with them finding a Robert Abbey light for the bath and a Robert Abbey lamp both for over $100 less than anywhere else. Some lights are several hundred less than other sites, or even their own Lamps Plus site. I saw several different entry lights I like, but don't know your style or the size of the spaces you have.

But, you'll probably be the most likely to find lights in your price range at one of the big box stores.

I would say that unless the foyer light and kitchen light are really terrible/broken, put your house on the market as is... the new owners might like what you currently have or they might not like the inexpensive light you change it to and change it out right away... I don't think new lighting usually will make or break a sale unless maybe the new lighting is just something unbelievably spectacular..... after all, you've lived with the lights you have for however long you did, right?
if the current lighting is brass and the stager thinks it should be nickel AND you agree, could you just spray paint it nickel??

What busybee said....I would leave them...just make sure they are dusted and clean. If stager is not satisfied, then try spray paint first to a nickel finish if they aren't already. After that, I'd head to Lowes or HD and just pick from there...don't make yourself crazy over this.

People are not NOT going to buy your house because of two lights. Most likely they will change them out to suit their own taste anyway.

We recently bought a new home and one of the light fixtures had been removed! I did not like a couple others. We liked the house anyway and payed more than asking price. One of the houses we looked at had very dated light fixtures, but I would never consider not buying houses because I don't like the light fixtures.

The fixtures you have aren't terrible--you wouldn't have kept them if they were.

So leave them.

I don't believe in buying new stuff like that just to sell a house, i.e.: design stuff but which you can't take with you. If you're going to spend $200 on a light, 1) you're not going to get anything great, so the improvement won't mean much in terms of selling; 2) wouldn't you be better off offering potential buyers a $200 credit toward buying those lights themselves? THAT would be much bigger toward selling.

Point is, I wouldn't do either. You go and buy a new light, they buy the house, and replace the light for something they like and is in their taste. You offer them $200 toward lights they prefer, and you've just gone and spent $200 on a purchase they'd have made anyway themselves.

Replacing lighting is not an expensive thing to do, not like knocking down walls or replacing kitchen cabinets, granite, putting in a new heating system, etc. It's the BIG costs that turn buyers off, not the little design things. And make sure the house is spotless. I think that's the other big factor. Better to invest that $200 in a really good cleaning company to come in and really detail the place, i.e.: baseboards, windows, dusting tops of doors, behind toilets, etc., etc.

Totally agree with this broad view of staging. I just don't think that spending a lot of money on things like fixtures is going to make a real difference as long as the original fixtures are not rusted or broken.

I would agree not to invest megabucks in selling BUT I also think a very updated attractive light fixture can really do a lot for the general impression of the house.
I have no examples to suggest, but I say if you can find something for little money go for it. (again, I don't see what you have that she is suggesting you replace...)

You will not get the money back on the light and your prospective buyers may hate it. Not very good advice from your consultant, imho.

If the lighting fixtures are still working, I wouldn't change them. The new homebuyers can replace those things themselves. If you are trying to stage the house, make sure it's clean and clutter free and all your pictures and personal things aren't there to distract buyers from the space that your home has to offer.
