Thank you missingtheobvious! I found a nursery in my state, hoping to have better luck finding what I'm looking for and did find something similar under the conifers! I am not certain this is what I'm looking for (though it does look very similar to what I have seen) these have mature sizes of 30 ft or 40-60 ft. I have seen these planted very close to homes which makes me wonder if it is what I am looking for. Also tonight I saw one at McDonalds less than 2ft from the drive thru menu!! If this tree can get up to 30ft why would someone plant it so close to their home??

You start with a good, reliable soil test to find out what your soils pH is and what, if anything, you need to do to correct that, and you also get that base nutrient load that can help you know if anything is out of balance. The you also dig in with the simple soil tests that I have been posting for years, that some people maintain do no good, Structure. From that soil sample put enough of the rest to make a 4 inch level in a clear 1 quart jar, with a tight fitting lid. Fill that jar with water and replace the lid, tightly. Shake the jar vigorously and then let it stand for 24 hours. Your soil will settle out according to soil particle size and weight. A good loam will have about 1-3/4 inch (about 45%) of sand on the bottom. about 1 inch (about 25%) of silt next, about 1 inch (25%) of clay above that, and about 1/4 inch (about 5%) of organic matter on the top. 2) Drainage. Dig a hole 1 foot square and 1 foot deep and fill that with water. After that water drains away refill the hole with more water and time how long it takes that to drain away. Anything less than 2 hours and your soil drains too quickly and needs more organic matter to slow that drainage down. Anything over 6 hours and the soil drains too slowly and needs lots of organic matter to speed it up. 3) Tilth. Take a handful of your slightly damp soil and squeeze it tightly. When the pressure is released the soil should hold together in that clump, but when poked with a finger that clump should fall apart. 4) Smell. What does your soil smell like? A pleasant, rich earthy odor? Putrid, offensive, repugnant odor? The more organic matter in your soil the more active the soil bacteria will be and the nicer you soil will smell. 5) Life. How many earthworms per shovel full were there? 5 or more indicates a pretty healthy soil. Fewer than 5, according to the Natural Resources Conservation Service, indicates a soil that is not healthy. but will help you understand more about your soil and can be a guide in restoring that soil to good health. What I do see is that where I have balanced the soil so it is closer to the good, healthy soil I want I have fewer Creeping Charlie seedlings grow, although if I allow them to grow those do grow stronger and healthier than those that grow in the less desireable soil. I also seem to have more near the bird feeders than anywhere else, but still no where near what I had 35 some years ago.

Your plumber said he had to smash out the wall? Maybe you should check with another plumber. If the water heater is only six feet away on the other side of a wall I would not think it would be that big a deal. Unless the wall is solid brick? I would have a few more plumbers come out and look at it. Will it be easier to put in the 220 line for the washer? I am assuming you are looking at one of the smaller European models that uses the on-board heater in every cycle to do a profile wash (heat cold water to hot to better remove stains) rather than the larger American models that only use the on-board heater in certain cycles. I'm not sure how the American style front loaders would handle washing with only a tap cold input. You will probably want to call customer service for the brands you look at and ask.
