Problem with landlord who breaks the law, eviction process in ny?
Q
Comments (2)
"We decided to withhold the rent payment." Well there ya go. If you do not pay the rent you owe the landlord can start eviction proceedings. Since you are on a month to month agreement, the landlord can ask you to leave without even having to give a reason (just as the tenant can decide to leave also). It sounds like your state has a 30 day notice requirement like most do. If you refuse to move by the stated date, the LL will start a formal eviction proceeding and yes, sure, this will extend your time there with the additional required court dates, but do you really want to do something like that??? Besides being an immoral thing to do, it would ruin your credit rating and any chance of ever being able to rent a decent apartment again. Hindsight is foresight..............If/When you "called NYC" to complain about your landlord, had you had a legitimate complaint (something like major repairs needed, vermin, or the LL not providing utilities) you would have been instructed to place your rent money with them in a trust to be held until the LL complied with the city's citations. You can't 'just decide' to not pay the LL the rent you owe merely because you are annoyed with the way things are with living there. There is a proper procedure to follow that could have prevented finding yourself in the situation you are in now.

RE: Bosch DW gives off funny smell after several days of non-use.
Q

That makes a lot of sense. I replaced the Bosch after 2 weeks (the odor was one of the reasons) and everything had been done correctly. And I tried all the fixes the Bosch help line told me. Got a Kitchenaid in its place and not once has that happened. I got so tired of folks saying that I must be doing something wrong. Nice to be validated like this. I don't understand why others don't have the same odor. But maybe they just don't notice it like I did.

Home Owners Insurance - Are we being lied to?
Q

A co worker had something similar happen to her, but in her case it was the insurance for their church. After having insurance with this company for a number of years, all of a sudden they got a cancellation notice because they were too close to a gas station. Same kind of deal, imminent cancellation. She called around to other insurance companies and found out that her current insurance company had to give them a certain amount of time (30, 60 days? not sure exactly) to find coverage before they could cancel them. So they shopped around and got another policy. Cost them more $ unfortunately, but they got coverage. So start calling some other companies and find out your options, They agreed to cover you now all of sudden they won't? They may have to cover you for a minium amount of time before cancellation, since you must have had coverage with them for your mortgage. Abbey
