Both of my maples are fairly young, probably 5-6 years old, 3-4 years at the nursery and 2 years in a ground. In full sun plus reflected light off the house, 'Mushroom' form is usualy formed by removing single leader at the crotch, though sometimes leader just aborted naturaly or never develops (that is why you see more 'mushrooms' than 'trees'). Eventual (approximate) height of the 'mushroom' determined by the height where the leader was cut off. Very open bright shade, In a fall both of them will have a same color, identical to this one. 15 years old Inaba Shidare from the neighbor's yard in a fall, One more time, before you spend big bucks at the nursery, check HD or Lowes, at this time of the year they should still have them. I used the BM stays clear on top of a table i built, then did light coat of white stain to prevent the pine from yellowing. i wasted time trying to use minwax polycrylic and it kept bubbling, watery, thin. Ive made and finished furniture over many years using minwax oil based polyurethane with beautiful results. but i really wanted a light and non yellowing finish with this table. after many attempts and sanding/statting over, i finally bought stays clear BM. i was instantly in love. it went on so smooth and provided a glowing finish more similar to the oil based, but without yellowing. i think i ended up doing like 8 coats tho with light sanding in between. 5 years later the table is still glowing, so so beautiful, dont think its yellowed at all. when people come to my house they dont really notice the Other furniture ive built with darker stain and oil based poly. but everyone tends to be so amazed by the finish on this table. now we are renovating and doing wood floors in a newly built master bedroom, closet, and play room (will cover with foam tiles). I’m considering having them make the floors with finished pine plywood just like my table. certa certainly would be unique. hoping ben moore stays clear is stong for floor (will use gloss). anyone know if it holds up on wood floors over time?

I have no experience with Sonder but wanted to update my airbnb experiences following an inquiry I made here about them. Years ago, when they were relatively new, we tried a couple and were deeply disappointed. I asked for opinions about them maybe a year ago and because of the positive experiences, we dipped our toes back in the water. The first was at Christmas in Mexico with DD and DSIL. I cannot begin to tell you how much we loved it! Everything was absolutely perfect and far exceeded our expectations. So often we are on the go-go-go when on vacation but this place was so comfortable and lovely that we found ourselves very happy to spend some days there hanging by the pool, playing games on the large veranda overlooking the pool and water, grilling and drinking margs outdoors. It was very, very special and we would return in a heartbeat. "Superhost" designated. The second experience was in D.C. a couple of months ago where our first nightmare ventures into airbnb began. Our primary requirement was that it would be walking distance to our kids' home of which there aren't a lot of options. A "superhost" designated apt. was available with stellar reviews. We LOVED it, too. Nothing fancy or extravagant but so nicely decorated, lwell appointed, ight and bright, good sheets and bed, thoughtful snacks and pantry items, and it could not have been cleaner. The owners live upstairs. We had a reservation for May but unfortunately just canceled it, hoping to reschedule soon. Last thing. We also almost always stay in smaller boutique hotels and nicer bnb's. There have been SO many memorable ones. The breakfasts are almost always wonderful and satiate us well into the afternoon. So many interesting conversations occur at these breakfasts. DH is the one who enjoys researching and booking our trips and accommodations. Before booking he used to always ask me to take a look. I would veto many based on decor, lack of light, bathroom in the wrong location, yada, yada. But, wow, have to say he's gotten GOOD! Usually his options are all very acceptable but I still need to look them over because he may still throw in a zinger now and then! ;) Anyway, I appreciate the encouragement I received to try airbnb again!

Full story - we have had the burner problem for years, but lived with it because we too were told it would be an exorbitant fee by the authorized appliance tech. I started this thread originally because of that frustration. The range is seven years old. A month ago, the oven stopped heating properly. We could live with the burner drift, but the oven was nonfunctional (dual fuel range) and that truly turned the range into a five grand paperweight where a perfectly functional $1,500 range would have slid in quite nicely. We called the tech company and just mentioned the burner issue on the phone in passing as a side note, but that we really needed the oven fixed. They sent the techs out the next week, and they had brought the burner valve replacements with them - we didn't ask, they just brought them. They took a look at the range and said, "oh yes, the burner valve is a known issue and Sub Zero is paying for our parts and labor. The oven problem is not covered, so that will be $X to fix for parts and labor," which we had expected. It was a pleasant surprise to get the burner valves replaced at the same time at no cost. This is just our experience - YMMV. I was trying to help this group by posting what happened for us to close the loop on the thread, and now this is as far as I can go. Good luck to all!
