I wish someone had warned me...

Not to put a bunch of our house costs on credit cards. We were paying them off to zero every month--just trying to build up rewards and save a little bit on interest before we had to borrow the money on the construction loan. Problem was, when the mortgage company pulled our credit report, it showed some very high balances. Even though those balances have since been paid to zero, it threw off our debt ratio and we can't borrow as much money as we intended. Dammit.

It would still be fine if we could count my income, but I'm self-employed and my draw doesn't count even though it's enough by itself to make the house payment AND my car payment. Why don't they teach this stuff in school? This is my first mortgage and it has been a HUGE learning curve. :-(
