our neighbors put up a privacy fence across the rear side of our yard awhile back. the old wire fence had encroached or angled into their yard about 3'for at least 21 years, way before they had moved in. the old lady who originally lived there didn't care and enjoyed the flower gardens i had planted on our side of the fence. now, not only did the new neighbors put there big fence on the property line (as is their right) but the installers smashed every plant in the established garden. coul;dn't they have waited till fall and everything had died back? were the installers responsible for the smashed plants on my side of the property line? the neighbor said 'oh well, aien't i got a pretty fence' nothing has ever grown well there since, maybe the chemicals from the pressure treating? maybe a new micro environment? the rest of the side yard has a 4' high brown chain link fence we installed 18' years ago when we started to have kids. i have built an arbor on it and have established the 4th generation of my greatgrandmother's seven sisters rose among the trellis'. what if they deceide to take their fence along that lot line?

Thanks for the input everyone.I'm not just yet ready to give up on the situation though last night in the middle of the night a new situation arose.She sleeps in the laundry room which is outside the kitchen with a door to the outside.All of our property is fenced in.Mosquitos are bad now so the door to the outside has to be closed all the way at night now.It was not locked so she jumped against it and made it open,the first time I let her back in but the second time I went back to sleep and she must have wanted back in and could not get in so she jumped the fence and went to the front and jumped the gate and I heard her come on the porch.I put her back in the laundry room and she did it once more before it occurred to me to lock the door.Anyway this morning she has already jumped the fence once and I have her back in the laundry room now.My fencing is a farm fence 4ft tall,she has no problems clearing it.She has long legs and can jump high I've noticed from playing.So theres that problem to fix to.I'm not comfortable with her getting out as since she has been behind fencing she acts different than when she run loose.She charges the fence when anyone walks by or even rides by. To answer the questions above,the two dogs did make contact and there was raised hackles and growling.She wanted to play with the basset and the basset did not want to play and had already given her a backoff growl.She sweet pea(stray)layed down by my husband and Lucy approached him to,I don't know for sure which one snapped first but the confrontation started.My husband grabbed Sweet pea and I got Lucy and removed her from the situation as in putting her back inside the house.The bassets are inside dogs and Sweet pea stays outside and comes and goes in the daytime into the laundry room as she pleases.If they ever get along I have no plans of ever leaving all three together unsupervised.

Actually, I have a ton of trees all around and behind my house. We lost two large pines to a tornado a couple of months ago so I got my veterinarian who has a landscaping biz to plant these things called "thuja green giant" trees. They are really very lovely (and expensive) but post virtual tour. The couple who looked on Tuesday said the house was "dated" By the way no comments about the interstate and it was rush hour when they were here. Agent has done a ton of marketing to other agents, I too have business cards, laminated with a picture of my house and he even laminated the multi color flyers which remind me of a sales flyer for a World Wide Wrestling match - very coloful, only slightly tacky with colorful boxes and pictures oh yeah, and folks can pick up their very own CD with the visual tour on it when they come in the house. I don't understand "dated" - that one always mystifies me. I am usually much more specific to my agent. Like there is no off street parking and it's in Maine for gosh sakes! The snow plow will cover up my husband's Mini he'll never find it until the snow melts. Of course you should see the fixer upper - and I use that term very loosely - that I was smitten with in Maine. Now it's my husband's turn to compromise. Oh, and it's not near an interstate.

No offers will occur until either a sucker of a buyer wanders in, or the owner of the note lowers the price to match the market. The note holder does not want to loose money, and will sit on things (loosing money every day) until it becomes painful enough (or someone bails them out by purchasing the note from them). The problem will then switch to whomever bails them out by purchasing the 'toxic paper' that the note has become. The property may have become damaged in the meantime, further lowering its market value. There is not going to be a simple answer or fix. A lot of people made a lot of money during the run up, but are nowhere to be found now. At least some of them paid a price when their firms collapsed, but others are still begging at the federal trough for someone to 'do something' to save their hides since they are 'to big to fail.' It is not going to be pretty since it looks like we have privatized the gains made and will now socialize the losses (that means we ALL will be paying them).
