de, I don't think you should be having so much trouble keeping your soil moist overnight. I'm wondering if you moistened the mix (specifically the peat) when you combined the ingredients. The peat can be problematic. Personally, I just put a small hole in the bag, and put the hose into it for a while to moisten the peat (let it sit a day or more afterwards) before I add it to the mix. If you didn't moisten the peat before you put your seeds in, chances are that the mix is just very dry (and dry peat will allow the water to flow through, rather than be absorbed). If that is the case, you will need to give your mix a LOT of water, slowly so as to not wash out your seeds. But, at the same time, you may not have success anyway, if the mix isn't moist anyway.

I've got a bit more info. 1) I looked at the GIS map for the land the hospital bought, and it's actually NOT the acreage directly behind our lot - it's actually another 1/3 - 1/2 mile further south - right off the highway exit. There are a couple other country roads with private property between our lot and the planned hospital lot. 2) Our lot is about 3/4ths of a mile from the main road, so even if a siren went by we most likely wouldn't hear it because our road is heavily tree'd and very private. 3) The posted plan for the hospital is a four-story building. I didn't see a helipad listed in the plans, but that doesn't mean they won't have one. But I'm not worried about it. I would think at most the helicopter would be used 1-2x a week, which is okay by me. 4) I'm now very excited about the hospital being built, if only because I can put in for a transfer when the time comes and try to lower my commute from 45 minutes each way to 5 minutes each way! *lol*

I just got home and he is doing better, breathing-wise, but he will be moved to morrow to Transitional Care for a few days to a couple weeks to get him string enough to make it up the stairs. As for moving, we have our names in almost every APT in the area, for a first floor or one with an elevator. I have a call into our building manager, because there are two-two bedroom Apts downstairs, and the fellow in one of them lost his wife over a year ago, and I'm going to ask the manager if we can get our dibs in, if he moves. We like it here and our neighbors, so that would be super if we could just move down there. Thanks again, for the good thoughts and prayers. I'll go back tomorrow morning to be there when the Dr comes in and be there for the move, so I'll know where to find him.

FWIW, I agree that if the things you can't change are right and there is room in the price to do the rest ... thats a pretty good place to be. I knew the minute we walked into our current home, it would be ours, more than 20 yrs. ago. We had looked at a few dozen as I recall but the search was over when we got here. Since then we've added several investment props to the pile and since last fall have been looking for a new joint for us. Found an REO that is the only house of hundreds that can tick off every item on our list. Trying to convince the bank that they should stop holding on to it has been frustraiting, aggravating, stressfull etc. but now it is finally fun. They are offering counters in less than 24 hrs. and moving proposed closing dates up. Still not moving as much in price as they'll need to yet but it is vast improvement. Guess submitting the roofing bid and the well test did the trick :-) It kinda feels like I'm the lone bidder. Its got great bones and for us, a great loc. (acerage close to where we need to be). Its way more than we need but the lot, loc. and subdivision are pretty near perfect. Some minor damage from the eviction but I'm pricing that in and will order the full blown insp. once we have a deal. I was at the auction, I know the number ... they might get it but I'm thinkin not. There is a lot of inventory out there.
