Help with kitchen

I am redoing a kitchen in a house I am hoping to sell in the near future. I am having Uba Tuba put into the kitchen (for $29 a square foot!). The kitchen cabinets are a pickled color:

The flooring will either be the vinyl tiles that are installed, or hardwood (maple, natural or cinnamon stain -- I have not decided yet). The appliances are black.

My question is -- do I need to paint the cabinets? *confession* I do not personally like the 'pickled' look, so I am not objective. I am looking for more objective opinions -- to paint (white? Cream? Off-white?) or not to paint!

Your pickled cabinets look exactly like mine! Happily, I'm ripping them out in less than a week.

You probably can't stain them right? So, I vote paint, in a non-glossy white color.

Mine came back after I did a search for a thread in kitchens. No threads from other forums showed up. Once I had found the thread I was looking for and clicked back it still showed the old GW kitchen URL. I copied it, pasted the link in my bar above. Here is a mockup of an idea for your dining room and living room flip. Obviously, the final placement of the various pieces would depend on their size and necessary clearances/aisles, but this is the basic idea. You only really have two walls where the TV could go, so there aren't a whole lot of options. The orientation I chose makes the wood-burning stove a focus point, which I think is nice. I added a large coffee table between couch and loveseat, assumed a flat screen TV on the wall and added a rectangle in the new dining area to indicate a piece of furniture that could be anything, really (china cabinet, sideboard, bookcase, etc.). As for the kitchen, I went back to the open plan for this drawing. As you can see, having the dining area in the new location makes the seating in the kitchen somewhat redundant, although with kids I'm sure it will be useful. However, I agree with 3littlelights and others that this "open" plan still has you facing away from the open space for most of your kitchen tasks and is therefore not really accomplishing what you want it to accomplish. The layout of the sink, stove and fridge is also extremely awkward. What are the exact measurements of the wall with the sink on it? I know you said the windows were 72x36, but how much wall space is there between them and how much wall at either end? If there is no way to put the fridge on the same wall as the sink, then perhaps something like the plan below would work. It doesn't disguise the posts in any way, but it does give you a vastly better workflow and lets you face the open room while you are working at the sink (you'd want to move the dishwasher to the other side of the sink so it wasn't directly across from the oven).

Are any of the short walls by fridge and stove arch load bearing or contain ducting or electrical chases? I would be eliminating as many as I could to improve layout possibilities if you plan to replace cabs....that means drywall repair but worth it I think. All those jigs and jags make the room choppy. For example, removing that little wall by the fridge means you could run cabs under the window in an L-shape and eliminate that tiny cubbyhole with window. I am not sure what the purpose of the stove arch was/is but that would be high on my list of things to eliminate. What is in that short wall by the fire extinguisher? What is the space between the fridge and the doorway? If a closet, that would be a candidate for removal too. You will need to decide on how extensive you want to go and that will probably be determined by eliminating or keeping the cabs. If you eliminate them and are on a tight budget, look at Ikea cabs when there is a sale. If you keep the cabs, I would probably forgo spending a lot of money on new countertops so big box stock laminate counters should run $150-250. Using LVT tiles on the floor, painting walls, demoing the brick arch, centering stove on the wall space, removing wood valance, ditching curtains and blinds for Roman shades, and I assume updating lighting but only because I cannot see what is there are all things that could be done within a modest budget. Additionaly, how old is the flooring...old enough to be worried about asbestos?

Here is the spot on their website where I am getting the information: https://www.sherwin-williams.com/homeowners/color/find-and-explore-colors/paint-colors-by-family/SW7015-reposegray Pavestone, Coral Clay and Eider White are shown as complementary colors to Repose Gray. That doesn't mean Eider White is necessarily a lighter shade of Repose Gray. That's why I said either Eider White or Repose Gray cut 50% might work for you. Where it shows 244 - Repose Gray it shows gradients of the color, getting darker. Mindful Gray is the next darker one. However, once again, I can't be sure that Mindful Gray actually is Repose Gray darker. Someone at the store who can see the formulas should be able to tell you that. While I have had paint colors cut back 50% to get what I wanted, I don't know if it works in the opposite direction - can they increase the tint 50%? Probably, but you would have to ask someone at the store.

I wish, I wish, I wish I could afford to change the cabinets! No such luck, though! I could definitely see white cabinets! Thanks! I also thought about white with a glaze of some sort...

What are you putting in place of your old cabinets?

Hi Kimberly!

Since you're selling soon, I think painting instead of replacing is definitely the way to go! I love dark counters and appliances with off-white cabinets.

The cabinet color I chose for my perimeter cabinets is called Paper White, and it's brighter than an off-white but not a completely stark white. They will have a very matte finish, and I chose not to do any type of glazing, but I have seen some glazing that does look nice. Depends on what you like.

Have you started collecting inspiration pictures yet? That helped me so much when I started my renovation planning. I'm sure you'll be able to find lots of photos online of kitchens with off-white cabinets and dark granite countertops. It might even help you narrow down your flooring decision.

Thanks, Erica. Painting the cabinets is my gut instinct, too. Before I decided to do granite, it was not as important (I was going to go with a laminate that would go with the color). Now that I'm going with the dark granite, I think painting is a must.

I picked out 'Pot o' Cream' by Behr for the bathrooms (before I picked my granite). Do you think it will go okay? I've also thought about antique white or beach white. I will probably be at HD studying paint chips today! LOL I'm thinking I will glaze the cabinets, with a brown glaze -- or would black be better?
