Shoot...It looked like the perfect spot for a banquette. Does that circle with 'eat in kitchen' mean that you have a table in that spot now? Or that you want to have an eat-in kitchen?

We have our kitchen table in front of our slider out the patio/pool area now and it's never a problem if the table isn't opened and it's set up for 4 people. When we open it for 6 (like on band night) I'm the only one who can squeeze through. Otherwise the person has to get up and move the chair. If you table is small scale enough, it shouldn't be a problem. The one in our current kitchen is the standard white/butcher block rectangle farm table.

Now as to your layout. I see no reason why your range and hood shouldn't work well on that wall. Few questions: do you want your wall oven in a stack or installed under the counter. Do you have a separate pantry? Do you want an overhang eating area anywhere? When you look at finished kitchens, are you drawn to L layouts, U shaped, islands, something with a peninsula?

Does each square represent 1'? OH... are you a hutch type dish storage person? Prefer a more vintage traditional look or contemporary?

You're not really planning a table where the round black thing is, right?

If you could say a bit more about how and what you cook, how many people in your family, how often you entertain and maybe post a bit more of the first floor.

Specific questions -

Why does the oven and ref need to be on that wall?
Do you also have a living room?
Are those large door openings in your house now?
Open or closed floor plan person?
No windows?

Here is a repost of the layout without eat in kitchen restraints. I can have an opening to the dining room anywhere on the 11ft wall. I just need a minimum of 3 ft. I'll leave it up to you guys to choose where the opening makes the most sense:

Oops - without that dining room opening where it is, you have 17ft of space to play with on the right side...again, please note that a 3 ft opening has to be put on the wall somewhere to get to the dining room.

Guidelines say you should have 5 ft of aisle for seating and through-traffic. I could maybe be OK with as little as 4 ft if it wasn't a high traffic area or to an outside door. That eating area leads to 2 outside doors. Sorry, but I can't see that there would be room for a table in front of the sliding door and with those other doorways. If you could do without the sliding door, you could do builtin benches on both sides and maybe room for a chair on the end in a pinch to seat 4 or 5.

Here is a fairly average plan. Not as cool-looking around the cooktop and a little crowded on the left, if that matters. Did you like the former plan with the sink in the island or do you prefer it on the wall? Were you hoping for a prep sink?

Oops...Just re-read and see you want more uppers for dishes. In this plan the sink could move toward the corner for more room for dish cabinets in between the sink and fridge.

WOW! My meager layout attempt is somewhat along the same lines as rhome! That means I must be learning something! Anyway... I don't have the same software ability for drawing and when I pasted your image into Powerpoint, it skewed so it was kind of hard. I did just a general idea. I didn't figure out a way to fit an overhang the way rhome did. I also "whited out" a ft or so of the wall on the left up by the table. Again, it was hard to tell with the graph distorted. Rhome's is better but maybe this kind of setup would work for you? Once you know the shape... you can tweak placement of things. Just make sure to maintain adequate clearances.

You have clearance issues with the frig, overhang seating, and table in that one. But the good news is all three of us had the ovens in the same location so ya' gotta know that it must work! All 3 have similarites... you're on the right track and will get to something that'll work for you.

Oh, good one, Mountainmusings! BUT...move the doorway out of the corner so the run of cabinets can run all the way back. Doorways in corners like that make for an odd area to walk through...A straight path would be better. You would only have to shorten the cooktop run of cabinets about 9 inches.

The vintage hutch won't fit, though. The aisle between it ad the island is only about a ft wide...only about 2 ft even on the diagonal.

Here are the adjustments I might make. I don't think I moved the table far enough, since it's still in the path from the entry doorway. Do you need a table with a dining room and the bar seating?

Excited. Getting somewhere! Just saw Rhome410's layout and love it. I did reduce the width of the depth of the island. I had also switched out the fridge and the oven/micro but now reconsidering. For some reason hubby didn't like them sharing a wall with the dining room and the powder room.

Your table is still too close the seating at the island...and anyone coming from the entry will feel they're walking straight into it and the chair at that end.

I'm torn. The fridge is convenient to the stove this last way, but not as convenient for others to access, and not convenient to dining room. Is the powder room door right there or back? I'd like some separation between the powder room and fridge, too. I think I like it back on the 14' wall. You could fit both on that same wall, if you wanted.

Really rethink your eating areas. You have a dining room. YOu want seating at the island. You want a table. That's 3 areas. 2 of those 3 could be combined functionally and your kitchen would work better. Either make the opening between the kitchen and dining room large enough so that it feels like part of the space, or combine your "eat in" area with your island or peninsula. That "breakfast room" space is a joke as far as actual usable space if you want to get outside. That's one I'd really have to go back to the architect about. Now, if the doors were eliminated and banquette seating put all along the walls with a table in the middle, that would work, but to actually try to make it serve as a passageway to the outside and a dining area won't work. So you're left with trying to reclaim it's use for someting, so why not make your mudroom larger and create a craft/homework/mudroom/laundry room area with the adjacent power room maybe getting some more space from the whole as well. OR, claim some of the mudroom for space for your eating area. I don't see you needing 3 main "family" entrances from the exterior on that wall (the doors in the family room, the doors into the mud room, the doors from the breakfast area) so also reasses that whole area's functionality in relationship to the downstairs as a whole.

I don't know if it's the way your drew it or if it's an true representation. Your latest iteration does not show an outside entrance from the backyard into your mud room. That can't be accurate or is it? Is there going to be a deck or patio off the french doors from the family room? What will be off the sliders in what you plan as the breakfast/eating area nook? Those facts can help drive ideas.

I'm thinking about how to be gentle - I don't do tact really well. The french doors, mud room and tertiary entrance on the "eat-in" wall is odd. If the mudroom is for kids, I would be thinking about the odds that they would actually use one of the other two doors. I would encourage going back to the architect about that to see if that can't be simplified and its entrance moved to a better location.

I Think your dining room entrance is a bit better off on the side it started out at. The other plans run a traffic lane in front of the cooking surface to the mud room exit.

Live wire oak nailed the problem. That 9 foot wide breakfast nook cannot possibly be both table space and passage.

I likes Rhome's first take with a booth there. With the windows done right, that would be such a nice spot.

Can you rethink primary access outside through the mudroom somehow? Or extend the breakfast bumpout enough to fit first a door on the side then eating?

Fabulous hood BTW and so special that your FIL made it. Definitely should be prominent in the design.

Well, I am so sad to say that the sliding door goes to an existing deck. This house renovation is challenging because we are in a 100 year old house that has had updates over the years. Instead of redoing the entire house, we are trying our best to work with what is there.

Here is our first floor layout. I did it to the best of my ability. I think it is almost to scale. Does it make the doors/entryways off the kitchen mudroom make more sense?

I think I understood the door situation before, but it's still too bad. Is the deck off the ground? Any chance of bringing it around to the mudroom door so you can eliminate the sliding door? Otherwise that area is just a vestibule for that deck entry. Maybe room for a chair, or some kind of storage shelves...Maybe a desk area on the side where the door is stationary.

You haven't said why you feel the need for table, bar, and dining room? Remember that your faucet will be behind the sink, so you might want more overhang so it isn't in someone's face and limiting/crowding space for a plate and cup.

Just throwing an idea out there... what if you were to build desks/computer center/homework area... on the walls flanking the sliders? You could do cabs/cubbies/whatever going up. You only have one toddler now but at some point there may be other little feet and it might be a nice space for kids to do homework, work on computers, pay bills, etc. Thinking aloud again!

oh yes, rhome410, forgot to address the multiple seating area situation. I'd love the island to be totally flat. No high bar area. The stools are really just a resting place (not so much an eating place) for folks to chit chat with me while I am cooking. I do see your point about the faucet. I really like how you are so detail minded. I am going to look into a bigger overhang. thanks so much!

Looking back, you had it bigger when you first introduced this basic layout, then you narrowed it down. You could also consider an arc to the overhang which would take the edge away from the sink a bit. That's probably more of a contemporary look, though.

what a great idea about the desk, computer area remodelfla! I'd love to hear more suggestions on this area. I hate the idea of wasted space :(
