Revised layout - what do you think?

I posted a couple proposed layouts a couple weeks ago, and have a hopefully new and improved version based on great feedback from this forum. I'd appreciate any thoughts!

I would want a prep sink larger than you show, which would take up a lot of the end and not leave much prep space, and I'm not wild about it being to that side of the kitchen and so close to the other sink. That takes away some of its value IMO.

I think I'd want the prep sink closer to the fridge and situated so that it's in the path between the fridge and sink...maybe across from the pantry so it's handy to the fridge, stove, and eating area at the end of the island. Also, that leaves generous work areas to either side of it.

I'm not 100% on that location, but it's the best I can think of and hope someone else weighs in.

Thanks rhome410. The prep sink has been hard for me to place properly - how's this?

Please ignore random lines on island - not sure what I did to cause them so not sure how to get rid of them :)

How about something like this? Your stove and prep area would be more protected, and you'd have a nice prep space under the window, instead of the sink. Measurements from the bottom left corner would be 36" lazy susan, 9" tray cab, 15" trash pull-out, 24" sink base, 24" DW, 3" filler, 24" base cab (facing out), and 15" overhang. This would leave you 18" between the counter and the slider, which seems like plenty of room for your stools. The cabinet next to the fridge could be a full-height, 15" deep panty cabinet.

semi-circular extension of patio is an element I took from your plan. I don't know what it is, but it only made sense to me if it was an extension of paving. I'm not suggesting you add paving you don't need. (If the grey semi-circle in your plan represents gravel, that is just a softer form of paving.) You are the one deciding what it is and where it is. I'm just trying to make guesses that keep up with you. Mowed grass is the de facto path for areas that are accessed infrequently. There are a few (very few) groundcovers that might stand up to fairly infrequent use if grass is not desired. But part of the equation depends on cultural conditions present: light/moisture/soil, etc. For areas that need frequent access, some kind of non-plant material (paving) must be used. You could say you're "not happy" with something. But if you don't say exactly WHY, then it's impossible to help work toward overcoming the objections. As I mentioned at the outset, it was difficult to interpret the plan because it is not spelled out what things are. One cannot get sense of how elements are, or should, fit together. It would be helpful to label anything that is not plants, even if it is very generic. Whatever shape represents a plant material, assign a height value to it (height when it is mature.) I suggest using a scheme where mowed grass is +0 and all other plants are +whatever-their-height-in-feet-is. If we knew this, the intent and direction of the plan might be easier to figure out.

@Beverly Thank you so much for this suggestion! I did try it this way but the issue was that if we were to put the TV against this wall and then put a large sofa against the wall where the windows are, the viewing angles are not great. The sofa would be too far from the TV and the views would not be straight. The room is large and rectangular, and in this layout, the corner fireplace makes things challenging. This was the issue. You can see what I tried to do here. I understand the furniture is small but even with a large couch the viewing angles won't change much. The 2 seater will also be too far from the TV. :(

Oh, that's a really good point. You won't want a single door any wider than 24", but even that may look off with the scale of all your other doors. You could do a wider range hood, but not wide enough to account for 8" on each side, so your uppers would end up having to sit in from the base units and lose a lot of storage. Would you be willing to do a 2-shelf pull-out in place of your 20" 4-drawer base to house your oils/tall spices? Though make it narrow (like 9") and add the 11' to the base unit to the right. What items were you planning for those upper cabinets -- maybe some could go in the island? It sounds like you've already planned out where everything is going -- if not, do so. I've always struggled with what to place in that 3rd shallow drawer in my kitchen, lol, and would much prefer a 3-drawer like you have in your island! This point you brought up also made me notice something else to consider: for your uppermost (short cabinets), could the doors be combined with the ones below? Not quite sure how to explain, but I did something similar, stacking a 20" on top of a 40" but used one 60" door to cover both. While tall doors were pricey, I actually saved because I needed fewer hinges and pulls. That's just something to consider. Your cabinets appear custom...I also just noticed the pantry cabinet to the right of the fridge -- could the door heights be adjusted so the bottom of the center doors align with the bottom of the uppers to the left of the fridge?

That seems pretty good to me. I often favor corner locations, so it can be used from 2 sides, but with your narrower island, I just didn't see it working that well.

I like it except as Rhome pointed out, the location & size of the prep sink.

How about this?

It gives you 18" of workspace b/w the range & sink and still leaves you a large expanse on the other side of the sink for projects as well as enough room so you won't splash people sitting at the island.

And speaking of seats at the island...

I don't think you have enough room for 3 seats on that end. You need 24" for the person on the end + 12" for each side person's legs. So, you need a 48" wide area there...you could probably get away w/45" or maybe even 42", but 36" won't be enough. 36" leaves only 6" of leg room for the side seats. You could fit 2 people...one on the end & one on one of the sides.

Thank you Buehl! You and rhome410 are right - the sink looks more useful there. Also like your arrangement of the shallow cabs split between two sides. I was planning them on one side or the other.

We don't use the island seats for eating - just to perch to read the mail or for guests while we finish dinner. I know there isn't much room there but I haven't come up with a layout that makes more sense. Room for two is okay. Wish we had room for 4' wide island but I'm committed to working within the existing footprint. I'm just glad we're able to continue with our remodel plans - its been in the 'someday' stage for 9 years!

You could eliminate the shallow cabinet on the refrigerator side of the island (or at least part of it) to allow more room for the seat on that side.

But I was envisioning a shallow cabinet w/prep tools like measuring cups, bowls, etc. there. If you take 9" away it would help the seating situation and it would still leave you with 21" for tools. As to prep utensils, probably either in the drawer above the trash pullout...which I highly recommend, btw...or in the a drawer next to the pantry. Why do a so strongly recommend the trash pullout? B/c I don't have one in the prep area...it's in the cleanup area next to the main sink across a 6' aisle...and it's one of my biggest regrets! [I'm frantically trying to come up w/a solution!]

As to the utensil drawer...I probably wouldn't put my utensils over a trash bin, even w/a board separating the two areas...it just doesn't seem sanitary. Our junk drawer is above our trash bins.

buehl, I had the same thought about the shallow cabinet - cups and bowls and such, or additional food storage, though I think the pantry will be sufficient. I put a priority on storage over island seating.

I took note of the trash pullout you drew in earlier and appreciate your emphasizing it again. Right now we keep our trash under the sink and recycling under the cooktop (we have a downdraft and there isn't much room left). I was hoping to have room under the prep sink but with a garbage disposal in an 18" cabinet it won't happen. Planning to get a single sink with a corner drain for the main cleanup sink so that I can put the trash under the sink there...but now having those nasty second thoughts....ugh!

Its so great to have this forum. Everyone else looks at me like I'm crazy when I ask, "do you think the prep sink should go here or there?". It so good to know others understand my obsession!
