Comments (17)Hi, Contracts are another issue. If you want go whole hog then you can go for ASTM standards. I did this with my brother who was a Norman Foster Architect who build Hong Kong internatinal Airport. You end up with Compact Disk amounts of data. Most small builders in the USA would basically be scared to bid. I.E. how can I do this when I cannot even understand half the documents, and there are so many ... Another approach is to go for AIA contracts. American Insitute of Architects. You can buy "Standard" documents from the AIA. Maybe one of the A-Series contracts might work. They have contracts for Stipulate Sum, Guaranteed Max price, and other pricing schemes. I looked at these and they are quite good. Although they have a bias towards the architect. The contracts can be three way, architect, owner and builder. Or two way Arch/Owner and Builder/owner. In the end I think the most important thing is the relationship. And for that I would rely on meeting the builder, and also meeting that builder's previous clients. If you get a good vibe, then you are probablly on the right track. Comments (8)Unless you ARE treating them like a GC, and interviewing them as to their skill level and experience, I would NOT want them doing any alterations to the home. It's much better to get things done the way you want 100% after the sale than to rely on flippers to do anything other than use all surface and no substance materials to do the project. Typical flippers use "solid wood" Chinese sourced 4K worth of cabinets that last about 2-3 years, but the specs sounds really good to those who don't know what to look for. An actual kitchen remodel averages 50K in the US, with 15-20K worth of cabinets. There is no way that anyone doing a remodel for sale will use the same quality components that you would use if you were doing the project vs. them trying to do it as cheaply as possible to maximize the return....See MoreSellers - when does the negotiating stop? Comments (29)Thank you. We have been so pleased at the traffic and all the offers and the wonderful feedback on our farm, but it has not been a good experience with our agent. She has been dishonest and we don't feel she's been working on our behalf. On this deal, we sent a counter to buyer's agent, our agent called and said they want the contribution to as-built. I told her we will agree to pay half that, but do not want them coming back and picking our counter apart so please check with them to make sure that every thing else in our counter is acceptable if we agreed to half contribution. She called back and said yes they're fine with everything in your counter. Great! So I get their counter yesterday, expecting our last price, half contribution etc. and it came in with lower price. I asked for her advice because this was a lower price than they had agreed, and she told me that they never agreed to our counter, and we had discussed the lower price. Not! GRRR. So we signed at the lower price but needless to say are not happy with our agent. This is not the first time this has happened in our negotiations with three offers and it has made it so much more stressful. We just want to get through this one without giving up too much more, and if it doesn't close we'll be switching agents. Comments (14)I had the same thought as Dan - have them basically rough in the fireplace for future install without actually putting it in. Then have one put in on your own after you take possession. Costs are so dependent on where you are, it's hard for us to tell you what the cost "should" be. For reference, our cost to to put in a corner (glass on two sides) gas fireplace with stone surround up to the ceiling is just over $7,000 (that includes the fireplace, the install and necessary gas/venting, the stone, and the labor to install the tile). So if you're talking $6,900 total, it sounds pretty reasonable; if it's that on top of the cost of their basic fireplace, I might ask more questions (but it still could be reasonable)....See Moremarcolo
