I hope you don't mind. I played with your plan to see if I could address some of the issues with it that others have pointed out (and that I definitely agree with) while, at the same time, trying to stay within your footprint, give you all the same rooms you had before - in the same size and with the same views, and generally keep the same style of house that you had planned on. The biggest issue that bothered everybody else - and bothers me as well - is the apparent "front door" leading into your masterbedroom. While I am sure you're planning on living in this house till you die, someday you may find that you HAVE to sell it. (eg., What if one of you passes away and the other becomes disabled, can no longer manage the farm and needs the equity out of it to pay for health care?) While a custom home ought to be designed to fit the way you live without letting potential resale value stop you from getting the home you want, you also don't want to build an unsellable house... or one that you wind up taking a huge loss on if you ever have to sell it. The thing to do is to try to design so that you get everything you really want while still building a house that other people could imagine themselves living in without having to first do major revisions. So, what I set out to do was allow you to keep the door opening into your bedroom - because you clearly want a door there! while trying to make that door less noticable to (or even hidden from) visitors approaching the house. I also looked for a way to make the true front door (the one under the covered driveway) and the second main entrance (into the screened porch) more noticeable. Other issues that I tried to solve (some of which nobody else mentioned but that bothered me) were: 1) getting rid of the direct line of view from the kitchen and breakfast nook into the bathroom. 2) visually breaking up that long unbroken "bowling alley" hallway. 3) providing room for a good sized pantry reasonably accessible to the main entry and to the kitchen. 4) Moving the freezer a bit closer to where food is actually prepped for freezing (when I'm canning and freezing stuff, I use my nook table as an extra work surface so I thought maybe putting the freezer near that would be okay). 5) making the screened porch to be larger to allow room for grilling. 6) adding a vent to the porch so smoke from grilling can escape. 7) making room for some countertop space where you grill. 8) moving the "safe room" to a more centralized location. 9) making it possible for a future owner to easily turn the office into a dining room or into a third bedroom to meet their needs. Here is what I came up with. Thought it might at least offer you some ideas. Note that a future owner could easily turn the office into a dining room by adding a single door. Alternatively, if someone needed a three bedroom house and was willing to forego having the master bath be "ensuite" tehy could do that too without having to move any supporting walls or redo any plumbing. All they would have to do is close up the opening from masterbath to closet, insert a door from "her closet" directly into the master bedroom, and move the master bedroom door down the hallway so that the bathroom opens out into the hallway. Then the office could be used as a third bedroom with access to what is now the masterbath. You'll note that this also moves your sink so that you look out toward the driveway. If you really prefer a view out onto the screened porch, the kitchen could probably be rearranged to make that happen but, since the stove needs a vent as much as the outdoor grill, it seemed best to put those two items back to back.

12" storage on island: Cake pans, pie plates, and bread pans? Lots of things fit in 12". It is nice to have a bookshelf somewhere, so there may be as good as any. It can have doors if you don't like the idea of open shelves...then you can keep whatever you'd like there. If you move the sink you can create 2 or 3 work areas instead of 1 lengthy one. The sink is inhibiting the use of that smaller area of the island from that end on the stove side, and from that end on the front door side. I prep next to my sink and move things straight across to the stove. Right now the sink is in that prime spot. Here is a worker with the sink where it is. Someone could work at the dining room end, but without access to either sink: Here it is with sink moved. A is the cook who can obviously access the prep sink and turn easily to the stove. B is maybe a salad maker or a kid doing water color at the end of the island...can also access the prep sink. C is a baker. Maybe they can't work at the same time as the cook, or maybe they will both fit. This one doesn't need to access the prep sink because the other sink is nearby, but what a great place to roll out dough, load cookie sheets, etc.

Am I correct in thinking that the pantry wall is where it is and the island extends farther out into the corridor so as to allow a relatively generous view down the length of the house to your windows across the back? I.e., the view from the front door would be over the island and the dining table to the end of the living room? If so, would you consider having the island crafted with the vertical surfaces of the two ends and the corridor side length running six inches or so above the countertop. [The photo shows this kind of arrangement to provide an eating area, but the whole surround could in fact be just a couple inches deep.] Then you could have all the plumbing -- the majestic Rachiele sink and the dishwasher -- in the island. This would allow you to have more space for small appliances between your fridge and your range, as well as more work area, on the outside wall. One thing I am not clear on is whether you plan to have have upper cabinets in the outside wall run or are going to primarily use the pantry for storage. If you have nine- or ten-foot ceilings, uppers to the top on the outside wall might look nice. If I am totally misreading your intent, never mind. I too live in a long narrow townhouse, but with the kitchen at the back where the dogleg narrows it to 11 feet. I love to see how people deal with the challenges of these spaces. Cheers.

The island is almost 11 feet long. I really only want seating for 4 at the most. I believe the fridge is 361/2 inch wide and with 30 inches (minus doors) for the depth because the addition is a few inches wider. The dishwasher that is on the west side is the second dishwasher. The main clean up zone is by the main sink on the east side (bottom of the plan). I am not sure of the placement of the second dw but we do have our larger gatherings in the dining room and it would make it close to that area and there is a sink on the island. Thanks for looking.
