I would find the tiles first and make sure you plan the space or frame around the mirror to contain all full tiles.

Oh I know it's still possible to do all those things (at great expense), but I lament how powerful and unescapable all those current trends are if you don't build a truly custom house with an architect. Any feature that is not on trend, even if it's useful and viable (my vestibule, for instance, or even the closed kitchen), gets shunted off and ignored and then the populous ceases even considering them, even if they'd solve design or use case problems. Oh, here's a dirty secret about all the irreplaceable detailing and workmanship in my house. I live in what I would call a "middle management Victorian", a class of house that does its darndest to punch above its weight in opulence and refinement. The bones of the house were built with a level of quality and quality materials that don't existing anymore, sure, but the interior finishes? All mass produced components from a catalog. My elaborately carved newel posts? They're identical to the ones in the house next door. Even the exquisite arched windows in the attic with curved mullions were mass produced. I've seen the same windows in a number of other houses in my neighborhood. Seeing as we're in a golden age of high tech manufacturing, we could easily manufacture these things again. We don't have factories full of underpaid wood carvers anymore, but we have programmable robot arms that could easily be set up to carve elaborate newel posts all day, and those newel posts would be relatively affordable, depending on scale of production. But we don't do that because nobody cares about having cool newel posts anymore. HGTV hasn't told us yet that they're cool again and we should desire them, so I guess we'll clamor after shiplap and open concept for a while longer.
