probably a shameful plug, but just thought I would let the window community see this write up Kolbe did on my home. It was this forum that actually first turned me on to Kolbe to begin with. Thanks everyone for the help a few years ago with this! Can not believe it has been that long already.

While my new house isn't huge, I used the saving from that for all my 'must haves'... Like the dedicated pantry (with shelving beside it's window just for potted herbs!) Island cooktop so you can cook and move around it Seating at the cooktop cause I just *love* watching my man cook "Snack lights" over the fridge for when you get the munchies... Spa tub in front of a huge 2nd story window that looks out into the woods (and well, there's a tv in the room too...) Huge wall of windows in the living room...24' high. Wood burning fireplace that you can roast s'mores on. Built-in wood box beside fireplace that you can load from outside (oh yeah!) Front porch...with pass-thru kitchen window for BBQ season Back deck with hot tub and built-in speakers (and sweet view of fireplace) ACRES! (15 to be exact)...and all wooded. Balcony off the master... The ability to turn off the bedroom lights, fan, music from bed. Laundry right off the bathroom...just ditch clothes and shower Steam shower...mmmm Spare bedroom with a little 7'x5' cantilevered dormer, complete with window seat and built-in bookshelves Fully isolated and soundproofed basement! Wine cellar : ) Cat's litter box is in it's own 'closet' with an exhaust fan that's motion activated ; ) My man. Cause no home is complete without him ; )

Well you guys were right to go back to question the Integrity quote saying it should be less than the Kolbe Ultra - We took out about 80 lites across our entire package - again, without materially changing the look of the house - in fact we think we like it better. The architect had lites EVERYWHERE - in any case what a difference that and a little nudging makes on the pricing. To those out there shopping - certainly don't take that first quote as the answer - and 'value engineer' your grid patterns. Original Koble quote $38,700 - after removing those lights and continuing to press for some price movement $35,300 - more from the lite reduction that a price reduction - but we got 3% off if we pay in full at time of order Integrity - and this was the SHOCKER - original quote was a bit over $42,000. With the reduction in the number of lites, and the Marvin rep citing a 'calculation error and some more aggressive pricing' - the new quote came in at $29,300! This includes the hardware we want - Ultrex/Wood with primed interiors and screens. So now we really do have to think long and hard about which one to go with - thought it was getting easier (to go with the Kolbe) with the first Integrity quote $6K more than the Kolbe - but now with it thousands under, not sure which way to go - maybe it actually did get easier, but just swung in the other direction. Thank again for all the guidance - and had it not been suggested that some were surprised that the Integrity was higher than the Kolbe I probably would have disqualified it as an option without going back and questioning the quote.

Personally I would get a good local locksmith involved. It may cost you a little more but the prep alone for this types of doors can be a major pain in the shorts and in my opinion definitely not DIY. He should have no issues finding and installing exactly what you need. I can look into it a later for you if no one else comes back with any ideas but Kolbe normally uses Hoppe Hardware for there doors last I knew so that may be a good place to start. I am sure that a European type door hardware will work as well.

Hapahaole: I have mostly fixed and casement windows that I'm ordering... However, for my renovation, I had a few awning windows (opened upwards) (The opening mechanism was a "slider" that pushes out the window not a "crank"). The awnings were both in standard window sizes and transoms. I had a group of 3 windows where I did the slider mechanism too (not a crank). I also did a giant full wall slider door....and a massive window (36 ft roughly) where they had to design/build based on structure and weight. We haven't had any issues with our slider (EXCEPT) we got "dividers" in them and since it came unfinished wood, the painters forgot to paint part of the interior slider that when the doors were opened a certain way, you could see it! After construction, they had to carefully remove the door to paint the part they missed (I couldn't watch I was so nervous). After getting a lot of quotes, I recall being surprised that I didn't think the Kolbe VistaLuxe was incredibly much more money, especially since Kolbe was considered higher-end than some of the Marvin lines. It definitely ended up costing more for Kolbe though but that is because I had a lot of "custom" special needs/wants for my windows and we paid an upcharge to my contractor holding him responsible for any fixes/warranties instead of buying the windows on our own and then having him just install. Most Marvin dealers I know are soup to nuts...they will order and do install and then be responsible for workmanship. Some dealers might sub it out to window installers they only use, some have their own crew in house, and others just hire someone to do it. But, with that said, check everyone's warranty for their product line. Good Luck!

We thank you for the plug! Beautiful home and an interesting write up.

"A continuous row of double T5 florescent fixtures above the crown on the kitchen cabinets sits on an angled ledge to project light out into the space. This indirect lighting setup fills the space, creates zero shadowing and is much more energy efficient than traditional "can" ceiling lights. "

Can you post a photo or sketch of how you did this? I would so love to avoid recessed lights and I have planned to use over cabinet lighting but have not thought about angling them.

it was simple to do. I simply cut angled blocks and glued them to the top of the cabinet. I then ripped 1/4" plywood and set on the blocking to provide support for the light and attachment points. The ceiling is painted a gloss white, so that helps reflect light and bounce it around. Our kitchen is very bright when all lights are on. My wife likes it brighter in spaces than I do, so most cases if I am in there (I do all of the cooking anyway!!!) then I usually do not even have them on and just use the under cabinet and pendants. Attached is a sketch.

That explains why the photos seemed familiar when I looked at their site a few days ago. I remember your construction photos from awhile back. Your house looks stunning.

Did you consider their Vistaluxe line?
What siding did you use, it looks like it could be the Hardi Artisan Series?

Absolutely beautiful home!
Are you happy with your Kolbe Ultras? We are looking at them for new construction. Their bid is higher than the others we are considering, but I was impressed with the product in the showroom.

Our current house has Kolbes and we almost didn't consider them again because we had 3 windows rot out within the first 10 years. But as I've researched further, we have aluminum clad wood that is not extruded (probably their "Classic" line now). The salesperson at Kolbe told me that the Ultras are a new product since our home was built, and with the extruded aluminum should hold up better.

Trying to decide if it's worth the premium. They look solidly made from what I observed of the samples.

I do not have any complains or issues yet, however it has also only been pushing 2 years since they have been installed. I do not know many rolled form products that do not have issues with rot. Its the same design Pella uses on their aluminum clad.
If you are concerned, an alternative product would be the Marvin Integrity wood Ultrex. I do not think they are as solid as Kolve Ultra, but they are a cheaper price point and offer many of the same basic features. They eliminate your worry of aluminum cladding. However with correct installation, you should not have issues with the Ultras I would think.

I saw on a post a couple of years back that your Eagle quote and the Ultra quote were about the same. I am seeing quite a difference with the Ultra's being more. Any thoughts on that?
