relpacing fixed single pane windows
Comments (0)Hi, I am hoping to get some help with replacing multiple fixed single pane windows with low-e energy efficient windows. I currently have many of the single fixed windows that range 72"x60" to 72"x48". They are currently installed in commercial looking metal frames like you see in a store front. I want to replace these with low-3 double pane windows. I dont want to use metal frames. I live in south florida so winds are a concern but these windows are located in atriums that do not face external. ( still plan to put hurricane shutters on them in case of a hurricane) I am looking to get construction ideas or details on framing these windows out in wood. Buy windows already in frames would be expensive so I would like to buy the glass and frame these myself. Can some provide construction drawing for this of suggest. Comments (9)There is a company at windowmedics.com who claim they can fix the problem without replacing the window(s) for about 1/3 to 1/2 the cost of replacing the window. Apparently they have developed a one-way valve that allows the moisture to exit but not return. They apparently drill a very small hole in the exterior pane in an upper or lower corner of the glass and after vacuuming the moisture out they install this valve that keeps the dry air in and the moisture out. They claim that MOST fogging is not due to seal failure. They say that if double paned glass had an impermeable seal that the window would explode when heated by sunlight, expanding the material inside. They say that moisture is actually absorbed by a moisture absorbent material hidden in the frame of the window and when this material becomes saturated after 10-20 years that this is when the fogging occurs. They also mention that they don't replace lost Argon/Krypton gas but that this doesn't lose that much of the insulating factor. They say the majority of the insulating qualities are due to the air/Argon/Krypton being moisture free and moisture is an excellent conductor of heat/cold. That by removing the moisture they restore most of the insulating factor of the windows. I can't vouch for them one way or the other, only mention their existence and what they claim about fogging removal because I face having to do something about to large picture windows myself right now. The one began showing a small amount of fog a couple of years ago but this spring all of a sudden both are virtually completely fogged and have water running down the inside of the panes. So I am looking very skeptically at their ability to fix such massive leakage of moisture into the windows. Comments (5)In most cases, a sash replacement is the way to go. If it is less than 20 years old, it is a warranty item and you can get that replaced through Andersen. If not sure, you will need the unique number off that glass when you contact Andersen. If you can tilt the window in for cleaning, you can replace it. Ask for those instructions from Andersen. Comments (16)Another option which we don’t want is a picture window which does not open & we want something that has the ability to open. With casements, be mindful of the prevailing wind direction. You don't want the cranked out window to block the prevailing wind. If the windows are on the side of the house that catches prevailing wind, be mindful of which direction the window cranks out. Also, if the house is oriented so that the windows catch prevailing wind, it doesn't do much good for the middle window in a 3 window bank to be operational.
