Replacing a garden window, cost, options?

Hi,

I'm doing a major kitchen remodel, and it's time for this old aluminum single pane garden window behind the sink to be replaced.

Here's what I'm looking for:

Size: about 36" tall, 60" wide

Construction: Vinyl, dual pane with low E glass

Options: I think I would prefer a casement or awning style opening, but the problem may be getting to the crank (remember there is a 24" countertop between me and the window). The existing window has the two side windows double hung.

The installation will take a bit of skill, as I have a stucco exterior and a new shelf may have to be built, plus I will take 8 inches out of one side to accomodate a corner wall cabinet.

Does anyone have any experience with what I should expect to pay just for the window?

I was initially quoted at $2400 by one company, then (later) they wanted to add another $975 to the labor when the installer took a look at the exterior shelf (apparently the new windows extend out only 14" but the existing one sticks out 16", so the entire shelf must be demo'd). Are all garden windows a fixed depth, is 14" the new standard, or are these guys just trying to fit what they've got? (My house was built in '82).

The interior finishing isn't included, as I'm doing an extensive remodel and my kitchen remodelers will be in a better position to do that.

If any else has experience in this area I would love to hear about it. Seems like ~$3400 is a bit steep, is it?

Garden windows are made by many different manurfacturers and are custom made to fit your requirements, including the projection.

A professional window measurer can get the exact GW to fit into your opening, I'm sure.

Today they come with casement windows on the left and right sides with the crank handle located as close to the inside as possible and are the most practical choice.

Although my first love is porches, I've installed windows in the Northeast for 30 years to pay the bills. I am now retired one year.

I'm not sure what you mean by a shelf, but the new GW's come with a new 1 1/8" bottom as part of the window.

Additionally, I understand you to say that you will be reducing the opening by 8" in width to accomadate new wall cabinets. Is that correct?

If it is, then you would be reducing the width by 8" and will have to fill in the inside (EZ), stud, insulation and sheathing and then apply the stucco to the outside.

If I am understanding you correctly and that is what you have to do then you could expect to pay approximately 500.00 for just that part of the alteration.

If you can get it all done for 3,000, I'd take it.

The shelf I was referring to is the support (which is part of the house) that the base of the GW rests on, (I guess it probably weighs close to 200 lbs).

The window they proposed is made by Milgard. The window doesn't have casements, (I would like casements, for sure!),the side windows are double hung (and look pretty smallat that).

I just found the window on-line for less than $900, so they would be hitting me up for $2300 for installation and incedental materials? I can understand everyone needs to make a profit, but sheesh!

If you did not replace the bow yet then listen please. I am a contractor of 35 years. If this was my home. I would eliminate the existing bow window and replace it with a 4 pieces straight window. It will cost 50% less then a bow or bay and will give you better insulating value then a bow or bay window. I use 3 window companies Anderson, Marvin and Kurpiewski Windows Producer. Out of the 3 only Kurpiewski will fit you the best. They are fairly close to you located in New Jersey. Kurpiewski Windows produces very high quality virgin vinyl windows. They are very tough, good and long lasting windows. To buy from them you must go through there dealer network. Sue I am recommending for you a 4 pieces straight virgin vinyl window from Kurpiewski Windows Producer in New Jersey. Hope you get it done soon.

Based on input here, I am kind of ruling out the Berkshire Elite. I went back and got a quote from another company and they quoted Vytex Fortis windows. He said they do Sunrise, but they have a great relationship with Vytex (factory is probably 10-15 miles from here), the Vytex is just as good as Sunrise, and we could get a better price/deal on the Vytex. His quote on the Vytex (lifetime window warranty from Vytex, 10 year labor from the contractor) was as follows: Energy savor plus R-4 rating (double pane)=$6,997.00 Energy savor max, Triple pane r-5 rating =$7,972.00 Energy savor Ultimate Triple pane , Krypton r-6 rating,=$8,322.00 They also offer an Energy Savor max triple silver low-e coating: Cost for the Energy savor max 3S r-5 rating is $8,372.00. Energy savor Ultimate 3S, r-6 rating is $8,522.00 The triple-pane R5 has a U factor of 0.2, SHGC of 0.25, VT 0.42. I believe the AI is 0.05. The triple-pane R6 has a U factor of 0.16, SHGC 0.25, VT of 0.42. AI is the same at 0.05. I don't have CR ratings. These are the values for the base windows - not the ones with the triple silver low-e. I don't have any info on how that coating affects the ratings. In addition, I found out there were some discounts from the Okna dealer that I didn't account for. The updated price of the 1800 series triple pane is $10696 ($764 per window). I double checked - the contractor's labor warranty is lifetime. For reference, the quote for the Okna 1800 lists a U factor of 0.19, SHGC of 0.23, AI of 0.01, CR of 75, and VT of 0.37. The Okna contractor said they would use low expansion foam during the install. The Vytex installer said they would use it if needed (and probably because I brought it up). As of now, I think I have narrowed it down to these two options. What would you guys recommend? Is the Vytex triple silver low-e coating any good / worth it? Is the R5 Okna 1800 ~$2000 better than a triple pane R5 and/or R6 Fortis? Thanks.

Tell me again what is specifically personal about "Chuck in a Truck". That is neither personal nor an unknown term in the contracting industry. It not meant to be derogatory in my estimation and is merely meant to refer to persons that are sole proprietors that have little to no overhead in comparison. If you take issue with Fridge, by all means, take it up with him/her. I would respectfully request that you deal with them by name and leave me out of the response. If you would like to discuss the cost of doing business in a more employee driven system and why those expenses may be higher, I would be happy to do so. Perhaps it will give you some more insight and a better understanding as to why and how things cost the way they do in a different type of organization. For the record, I have more than a few friends that are enormously successful and competent contractors as sole proprietors. I take no issue with that, but to make a comment with regards to "mark-up" that it is merely a company making some enormous profit on the consumer, it flatly false, uninformed, and somewhat irresponsible. You are quite right, it is and open forum and you are more than entitled to your opinion. I would only caution that if you are going to hold yourself out as a resource of information, that the information be somewhat enforceable and factually based is all. I would no more cast dispersions about sole proprietor contractors that paint them in a negative light than I would comment on any large group of persons that are as varied and different as the weather. Perhaps that would be advisable for everyone when it comes to levying negative commentary that they be based in fact rather than opinion.

Renewal by Andersen is one of the most overpriced, over-hyped and underperforming windows on the market. For fiberglass or composite I’d recommend considering Marvin’s Elevate series or Okna’s Starmark Evo. For higher performing vinyl look at Okna, Sunrise, Soft-lite, Polaris or Kensington. Some of these brands might not be available in your area, but they’re all better choices than RBA.

plm999...I have to agree w/ porchguy. 2400-3000 for what you propose is reasonable. As for interior finish, I always "finish" my own work for several reasons. Remeber that after the initial $900 dollars and reputable company has to pay for a crew (1 man won't get that in) tax, insurance, delivery, permit, office work, phone calls etc. There is alot more than just buying and sticking it in. Why don't you purchase the unit and have your remodel crew install it?

Yes, having the kitchen crew install the window is a possibility. On the other hand, there's something to be said for just letting the window pros do their job. I have pretty good confidence in their workmanship, as they did the whole rest of the house a few years ago (they weren't cheap then either!). Then there is the whole warrany thing that the window company is in a position to make.

Another twist is that the countertop, (some kind of solid slab, probably granite), extends in to cover the window seat, so it may require some tweaking of the window height after the base cabs are in, (so possibly two trip for the installers). I guess all in all it may be better to spend the $3200 and (hopefully) get it right the first time rather than worry about trying to save $500 and regret it later.

From all information I've gathered so far from you, Your GW installation is not EZ or regular, considering the granite.
Pay a little more and get it ordered the right size and installed by a company that backs up their workmanship.
