I've poked around many, many a day on the forums here, and finally made an account today. I would love to get an herb garden started this year. My interests are in tea and medicinal herbs, succulents and cacti, and trees. However, more than anything I enjoy surprises- so add "random/grab bag/any" to the list, too! I prefer indoor planting / potted planting, if this makes a difference. (But, I'm up for anything!) Sad story time: When I was about 11, I had to move across the country about 2 months after I had 3 tiny maple trees start growing in a long trough-like pencil holder in my windowsill. My parents said I couldn't take them with us, even though I said I would hold them in my lap the entire way there (in the car!) I loved my "tiny trees". I planted them in my favorite hiding spot, but when I moved back to the area, construction had destroyed where I planted them. Ever since then, I've wanted to grow more trees but just can't seem to get them going... :( But, that hasn't stopped me from trying!! Therefore, I am also looking for tips, advice, and suggestions on how to plant and maintain any seeds or plants provided me. Thank you so much for considering me!! I am part of Reston Garden plots. One must be a resident in order to obtain a plot. No outsiders no matter what. We have 4 here in Reston. They check to see if someone lives where they say they live. There are no exceptions to the rules. Theres a waiting list here too. I think that each county should only rent to their own residents.

Some things change and some things stay the same......people don't change. I would not hesitate to say "5th annual Grown Ups White Elephant Christmas party" I'm a little confused by your post. Are you intending to say "I want to cut the list back this year because I am pregnant. There are a few people that came last year or did not rsvp a few years in a row now. I am so afraid of hurting feelings. But, at the same time this is not the year that I feel like cooking for 25 and only having 15." That is not at all appropriate. You know who did and didn't last year , use that as a measure. Invitations are not the place to lecture people on correct manners...they got them or they don't. You could add a note saying ..."and don't forget your White Elephant gift!" but would have a few extras ready just in case. PS: I cannot imagine inviting 25 people and not having them all be people I could talk straight up to unless of course it was a straight business thing. 125 maybe....

Both C9pilot and Linda are basically correct, but with one caveat. While the conditions that Linda described are normally the conditions for which you would owe payment. You must check the terms of your agreement to see when you have to pay the realtor. Sometimes property management firms will have payment terms that differ from traditional real estate. Additionally, effective sale clauses are common in income properties, this is because there are some tax reasons for non monetary real estate (asset) exchanges. In the end, it is much less important than the conditions for which you owe commission. However, as with any contract, if you are not comfortable retain an attorney to look over it for you. Most will charge very little for reading a contract and pointing out pitfalls.
