Do I regret getting a pro-style all-gas stove? Well, compared to what? Compared to the GE dual fuel that I replaced? No regrets. Compared to the induction ranges that I was also considering? Well, yes, sorta, kinda, sometimes there are some regrets. On a really hot day, when my gas stove is putting a lot of heat into the room, yeah I kind of regret not getting an induction stove. On the other hand, when I'm doing a lot of cooking, the wider cooktop space on a pro-style means I can run a 5 gallon canning kettle, a 20 gallon stock-pot and two 12-inch skillets. Can't do that with any of the induction ranges I was looking at. Same sort of comnparions go on the the subject of cleaning, Compared to the wipe-clean smooth surfaces of the induction ranges I was considering, my NXR is more work to clean. However, compared to my late GE dual fuel, my new NXR is much easier to clean. Very little seems to bake onto the NXR's stainless surfaces. The stubborn stuff comes off with a little Barkeeper's Friend. Mostly, I can wipe the stove down with windex and a microfiber cloth. The old GE had gray burner pans and caps, and plain aluminum burners that became stained and discolored and impossible to scrobe clean. So, my answer to this question, is that that anything I bought would have tradeoffs. It is inevitable that you sometimes think you might have preferred a different set of tradeoffs, but this will be true with any stove you buy.

If people stumble upon this post in the future there are some things to keep in mind. Companies should provide you an itemized list. Always. My staff will write "Sheet $1". It is the only way to accurately account for every dollar in and every item out. Also we always have questions of " how much did xyz sell for?". It could have only been a $10 item but it was sentimental so they are curious. Secondly, for a normal household mixed with small and furniture the average sale is around $6k - $10k for a 2 day sale. Lower end for higher amount of smalls, high end with several nice pieces of furniture, jewelry (over $500 a piece). 35% is just around the national average right now and is what we charge. About 80% of that spent towards advertising. While one poster said that you should do it yourself because Craigslist is free ... that is true but only one site out of the 12 that we use and I'm sure others do as well. Out of the 12, 3 are free the others are subscription based with additional fees to highlight or bump your sale to the top spot. Local papers also cost around $300 - $1,000 for a proper 7 day run depending on amount of lines, bolding, placement ..etc. Finally, there is always the concern that we will under price things. Believe me we put the price at the high end of estate sale prices because we know that there will be haggling and bundling. We also know what the market will bare. While chairs might be selling on ebay for $300, it doesn't mean they sold for $300. You are seeing them because they are still available. Average dining room and bedroom sets go for around $500. All in all I'm happy that you posted and that you had a good experience. A good review for one estate sale company is always good for the industry.

I was thinking about your desire for a more open feel. It seems with the refrigerator on the east wall that it closes your kitchen in. What if you moved the refrigerator to the west wall? That area is already somewhat closed in b/c of the 1'4" wall on the north/west wall and the 4' wall on the south west. If you move the cabinets south a bit, you could even have a peninsula w/seating rather than a knee wall (I think that's what those short walls are called...or are they pony walls?) I also recommend putting in a pocket door to not only decrease the door's presence in the kitchen but to also help keep the open feel and yet have a door to open/close as you wish and to give you more usable space in that corner (no door interference). Since the desk is important to you, I put it in the 2' space b/w the pantry/laundry door and the south wall. With the pocket door, there is still room for your two DR chairs. The doorway is 36" so even w/someone sitting at the desk there should be room to get by. As an added bonus, this location also shields the LR from any clutter that might accumulate on the desk! What this does mean, however, is that your pantry will have to go in that room to the left. Also in both pics below: 36" Sink 36" Induction Cooktop 42" Hood 30" Under cabinet oven If you don't want as wide a passage way b/w the refrigerator & peninsula as I show (54"), you could shorten it by a few inches (6"?) and add those inches to the peninsula length. 36" Full depth refrigerator (you could put in a 36" CD refrigerator instead, if you'd rather. You'd gain about 6", I think, to add to the cabinet/peninsula length MW in 30" wall cabinet next to cooktop & hood Dish/flatware storage: In 24" cabinet in island + 39" cabinet to right of sink Glass storage: 18" wall cabinet next to refrigerator? (which I neglected to put in!!!) BTW...you have a good 7' x 7' space to put a chair/bench & maybe small table & lamp for sitting in that area, regardless of layout! First layout w/peninsula seating: If you prefer a slightly bigger kitchen, you could have a couple of seats at the island instead....the advantage here is that people on the island look out toward the backyard! Since I have a phobia of dogs, those rooms would also give me nightmares. Don't like the icons or cross and especially do not like the "layered" look - that is just another term for overly cluttered. The rest of it I mainly like, but it needs a lot of editing to make it feel comfortable or welcoming to me. Clutter is okay in a store but not in a residence IMO. I lived like that when I was in my 20s in San Francisco, but I've moved on. (I had roommates who were antique dealers and artists.) I see his NY showroom is in the same building (D&D) as ours.
